Job Description

The Maintenance Supervisor oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Essential Roles You Will Play
  • Employee champion: manages maintenance team and assists in employee evaluations, interview, hire, orient and train new hires, and oversee the “Make Ready” process.
  • Assist with and complete work orders generated from resident requests, diagnose defect or problem, and make repairs following policies, procedures, safety standards and codes.
  • Periodically inspect work performed by service team members and vendors to assess effectiveness, provide corrective action plans, ensure quality standards and specifications, maintain inventory, and help develop the budget.
  • Keep informed of changes in technology and industry standards.
  • Complete monthly Preventative Maintenance procedures.
  • Demonstrate customer service skills with employees, residents, clients and vendors.
  • Responsible for safety, cleanliness and appearance of property, report mechanical/electrical malfunctions and injuries, ensure compliance and conduct safety meetings.
  • Resolve customer complaints and issues.
  • Other duties as assigned.
Work Hours and Environment

Schedule:

40 hours per week. Typical Site Hours (may vary by site):
Monday – Friday: 9am – 6pm;
Saturday: 10am – 5pm;
Sunday: 1pm – 5pm.

Essential Requirements
  • Available to work weekends and evenings, and to perform job functions unaccompanied.
  • Flexible schedule including weekend and holiday call during evenings.
  • Exposure to outside elements where temperatures and weather may be hazardous.
Qualifications Summary

Education:

High School Diploma or GED Equivalent; working knowledge of OSHA standards and MSDS. Technical degree preferred.

Supervisor

Experience:

1-3 years of proven ability to hire, lead, direct, evaluate and manage subordinates.

Management: 1-3 years.

Preferred Experience:

2-3 years apartment maintenance or equivalent.

Advanced

Skills:

Communication skills to connect with all levels.

Computer

Skills:

Proficiency in internet, word processing, spreadsheet, database management; strong proficiency in property management software (preferably Entrata Yardi and/or One Site).

Licenses and Certificates
  • Valid Driver’s License.
  • EPA certifications Type I and II or Universal for refrigerant recycling;
    Certified Pool Operator or Certified Spa and Pool Operator; plus all certifications required by state and local jurisdictions.
Physical Requirements
  • Weight handling: up to 20 pounds alone and up to 50 pounds with assistance.
  • Mobility: frequent standing, walking, reaching, climbing, stooping, squatting; occasionally sitting and keyboard work.
  • Travel: routine local travel and possible non-local travel for business related responsibilities.
