Responsibilities- Maintain an inventory control of all maintenance supplies and parts, including appliances, equipment, furniture and blinds.
- Ensure maintenance costs are within community budget.
- Provide own tools and transportation.
- Accept responsibility for all maintenance equipment, supplies and tools purchased by the apartment community.
- Categorize and prioritize service requests.
- Ensure maintenance requests are handled within 24 hours and inform the Property Manager why they can’t be.
- Maintain an orderly and protective system for all keys, garage door openers and master keys.
- Respond to any and all after hour maintenance emergencies in a timely manner.
- Inspection of all move‑outs to determine damages and work needed by contractors.
- Make recommendation to the Property Manager in reference to any major capital improvements and outside contractual work needed.
- Prepare and restore apartments after move‑out to make‑ready condition. This may include painting, punching and cleaning apartments.
- Charging air conditioning units with freon.
- Changing fan motors, door locks, plumbing, carpentry, minor electrical skills, repairing appliances.
- Daily monitor of grounds and common areas of the community including laundry area, clubhouse, dumpsters and exterior building hallways.
- Performing and maintaining a log of preventative maintenance program (changing filters, checking smoke detectors, cleaning A/C coils, etc.).
- Cleaning the pool, deck and pool furniture; maintaining chemicals in pool.
- Interior and exterior painting; removal of trash in vacant units; landscaping duties including mowing, trimming, watering, planting flowers and mulching.
- Snow removal of sidewalks and walkways.
- Help in preparing budgets and operating within community budget.
- Assist Property Manager in obtaining bids for contract work.
- Maintain a professional business attitude at all times.
- Schedule all contractual work to be done.
- Position requires at least 1 year experience in on‑site property maintenance.
- Must be able to work at least a 40‑hour work week and be available for emergency needs on weekends.
- Must be knowledgeable and skilled in the safe use and maintenance of the following tools:
- Hand Tools: various wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, etc.
- Power Tools: grinders, sanders, drills, saws, etc.
- User‑Moved Aids: wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step ladders, full ladders, double ladders, etc.
- Mechanical: motors, pumps, compressors, blowers, electric and hand power augers, etc.
- Measuring Devices: calipers, voltmeters, ohmmeters, testing meters, pH tests, gauges, etc.
- Physical requirements include: standing/walking >66% of time, climbing stairs, lifting and carrying equipment up to 150 lbs with assistance, frequent bender/stretching motions, and requirement for regular handling of documentation and paperwork.
- Vision requirements: need to see small detail when performing routine maintenance duties, and see things clearly beyond arm’s reach as needed.
- Hearing requirements: must use listening skills to diagnose needed repairs and communicate with staff and residents.
- Speaking requirements: constant need to communicate over telephone and in person with staff, assistants, vendors and residents.
- Driving requirements: frequent need (33%–66% of time) to utilize personal transportation to inspect apartment property, pick up replacement parts and supplies from vendors; valid driver’s license and automobile insurance required.
- Working environment: indoors 66%–100% of time; frequently outdoors, all conditions, often for extended periods (33%–66% of time). Occasional exposure to caustics, solvents, oils, paint fumes, flammables, pesticides, etc. (1%–33% of time). Must work in awkward and confining positions as needed.
- Reasoning development:
Must be able to apply principles of logical thinking to define problems, collect data, establish facts, draw valid conclusions and initiate appropriate course of action; must effectively convey ideas to diverse groups.
