MAINTENANCE TECHNICIAN III

Pay Plan: 112- $37,678.00 minimum salary

Distinguishing Features of the Position (Summary)

Performs computerized and technical work in maintenance and/or repair of assigned HVAC automation control systems. Duties include monitor and adjust the full range of heating, cooling, ventilation, and refrigeration equipment by means of multiple HVAC Control management system as well as hands-on work; write, modify, code, analyze, enhance and debug computer control HVAC and Chiller System software. Positions in this class perform routine maintenance and identify needed corrective actions to resolve discrepancies;

answer maintenance questions; and maintain repair documents and records.

Essential Functions

The following duties are normal for this position. The omission of specific statements of the duties does not exclude them from the classification if the work is similar, related, or a logical assignment for this classification. Other duties may be required and assigned.

  • Maintains, monitor and adjust all HVAC Control Management System platforms used all county buildings; maintenance preventive and repair logs for each HVAC unit.
  • Maintains control valves both mechanical and electrical, sensors, thermostats, controllers, actuators, electrical hardware and other related HVAC control components.
  • Troubleshooting building automation controls and facility management systems per plans and specifications as programmed.
  • Inspects HVAC systems equipment and components to identify hazards, defects, or the need for adjustment or repair, and to ensure compliance with codes.
  • Responsible for working with vendors on starting and commissioning new HVAC systems.
  • Assists Maintenance Technician II to resolve HVAC issues in repairing and maintaining electrical components for HVAC and water chiller systems, central station air handlers and electronic DDC controls; helps with work orders requests.
  • Tests electrical systems for HVAC systems for continuity of circuits in electrical wiring, equipment, or fixtures, using testing devices, such as ohmmeters, voltmeters, or oscilloscopes, to ensure compatibility and safety of system.
  • Inspects electrical systems, equipment, or components to identify hazards, defects, or the need for adjustment or repair, and to ensure compliance with codes.
  • Maintains assigned inventory of all HVAC units; requests quotes for needed services, materials, equipment, and supplies.
  • Provides assistance and information to employees, foreman, managers, vendors, local businesses, and/or other interested parties regarding assigned HVAC functions.
  • Operating knowledge of Microsoft office software and working proficiency with hand held computer devices.
  • Responsible for monitoring HVAC controls remotely after hours and weekend stand-by duties.
Additional Functions

Performs other related duties as required.

Minimum Qualifications
  • High School Diploma or GED; supplemented by three (3) years of experience performing computerized, technical and/or repair work with HVAC control systems; or any equivalent combination of education, training, and experience which provides the requisite knowledge, skills, and abilities for this job. Associate's Degree in computer science, EPA Certification and State HVAC Certified Technician License preferred.
  • Must possess a valid Texas Driver's License.

Physical Ability: Tasks require the ability to exert medium physical effort in medium work, but which may involve some lifting, carrying, pushing and/or pulling of objects and materials of heavy weight (50 - 100 pounds). Tasks may involve extended periods of time climbing, balancing, stooping, kneeling, crouching, crawling, reaching, standing, walking, pushing, pulling, lifting, fingering, grasping, feeling, talking, hearing, seeing, and repetitive motion at a keyboard or work station.

Sensory Requirements: Some tasks require the ability to perceive and discriminate sounds and visual cues or signals. Some tasks require the ability to communicate orally.

Environmental Factors: Essential functions are regularly performed with exposure to adverse environmental conditions. Exposure to damp/wet surfaces, duty conditions, fumes and odors, flammable liquids and high noise levels.
