The Senior Property Manager is responsible for the overall financial and operational performance of a multifamily community or portfolio. This role drives occupancy, revenue growth, expense control, and team performance while ensuring compliance with company standards and housing regulations. The position partners with ownership and leadership to execute strategies that maximize NOI and asset value.
Key Responsibilities- Oversee daily property operations and onsite team performance
- Achieve occupancy, leasing, and retention goals
- Manage annual budgets, forecasts, and monthly financial reporting
- Analyze variances and implement corrective action plans
- Execute rent positioning, concessions, and marketing strategies
- Monitor delinquency, collections, and eviction processes
- Supervise vendors and service contracts
- Handle escalated resident concerns and maintain customer satisfaction
- Ensure Fair Housing and policy compliance
- Train, coach, and develop onsite staff
- 5+ years multifamily property management experience
- Previous team leadership or supervisory experience
- Budgeting and financial analysis experience
- Knowledge of leasing, collections, and resident retention strategies
- Familiarity with Fair Housing regulations
- Experience with property management software (Yardi, One Site, App Folio, or similar)
- Strong communication and organizational skills
- High school diploma required; bachelor’s degree preferred
- Class A or stabilized asset management
- Lease-up or repositioning experience
- Multi-site oversight
- Full-time schedule with occasional weekends as needed
- Reliable transportation required (if multi-site)
