Maintenance Technician

The Maintenance Technician assists in carrying out all maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The technician also supports the make‑ready process, working under the supervision of the Maintenance Supervisor and Community Manager.

Essential Duties & Responsibilities
  • Community Maintenance
  • Regular/daily onsite attendance required
  • Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
  • Ensure all repairs and replacements necessary for community common areas and units
  • Assist with scheduling and performance of all maintenance/repair‑related turn events
  • Assist in daily cleanup of the community exterior, grounds, breezeways, and all common areas
  • Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs
  • Inspect grounds, buildings, and other community features daily to identify, minimize and correct hazardous property conditions or liability concerns
  • Maintain preventative maintenance program to extend life of the community while minimizing future repairs
  • Follow Asset key policy
  • Maintain well‑organized and properly stocked maintenance shop adhering to safety standards and OSHA guidelines
  • Assist the Maintenance Supervisor in maintaining the hazard communications program; promote safe work practices
  • Participate in unit inspections as requested
  • Assist Maintenance Supervisor with monitoring inventory of equipment and supplies as requested
  • Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, work in progress, etc.
  • Assist with general upkeep, maintenance, and cleaning of office, common areas, and model unit
  • Report violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
  • Participate in on‑call emergency at community
  • Utilize property resources, equipment and supplies economically
  • Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
  • Customer & Resident Relations
  • Manage excellent customer service and monitor service request turnaround and responsiveness
  • Project a favorable image of the community to achieve property objectives and public recognition
  • Ensure consistency in dealing with residents on all matters
  • Enforce community policies delegated by immediate supervisor
Education / Experience
  • High School Diploma or Equivalent
  • Basic computer skills; ability to understand and perform all on‑site software functions
  • Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
  • Regularly move around; ascend/descend ladders, stairs, ramps, step stools; work in tight and confined spaces; lift/place objects of 100+ lbs.; operate machinery and power tools; trade in hazardous chemicals; work overtime, weekends, night hours (on‑call)
  • Occasionally remain stationary; may stand or sit for prolonged periods
License / Equipment
  • Reliable transportation required due to emergency on‑call requirement
Salary Range

$18 per hour to $25 per hour

Compensation & Benefits

Compensation is based on skill set, experience, and certifications. Total rewards include medical, dental, vision, life, accidental, and disability insurance, 401(k) with employer matching, performance bonuses, paid sick days and company holidays. This job description may be altered as necessary.
