The Building Services Director oversees the daily operations of the Maintenance and Housekeeping Departments and provides leadership in emergency preparedness and response for building, grounds, systems, and community operations. The position also manages relationships with vendors, contractors, and service providers supporting HVAC, plumbing, electrical, utilities, life-safety systems, equipment, and other facility-related needs. The Building Services Director is responsible for the overall leadership and management of the community’s maintenance, housekeeping, and physical plant operations.

This role ensures the interior and exterior of the community are maintained to the highest standards of safety, security, functionality, cleanliness, appearance, and asset preservation, in accordance with company standards and all applicable federal, state, and local regulations. In addition, the Building Services Director is accountable for effective financial stewardship of the department, including managing within approved operating budgets, controlling expenses, identifying opportunities for operational efficiencies, and assisting with the development and execution of annual operating and capital expenditure forecasts.

The role serves as a key steward of the community’s physical assets and overall presentation, ensuring the environment consistently reflects the organization’s standards for exceptional senior living.

QUALIFICATIONS AND REQUIREMENTS:
  • Associate’s degree from an accredited college or university in Building Construction, Engineering, Facilities Management, Mechanics, or a related field, with four to six years of relevant facilities or building maintenance experience; OR an equivalent combination of education, technical training, and progressively responsible professional experience.
  • Technical training and demonstrated working knowledge in HVAC/R, electrical, plumbing, mechanical systems, and pool maintenance.
  • Experience overseeing the maintenance, safety, and efficiency of building systems, including HVAC, electrical, plumbing, fire and life-safety systems, utilities, and related equipment.
  • Certified Facilities Management (CFM) Preferred
  • Applicable state licensure, HVAC Certification, and certified pool operator preferred.
  • Experience in commercial, residential, senior living, hospitality, healthcare, or other complex facilities-management environments preferred.
  • Be available for emergency or time-sensitive situations. Be the primary person on call; respond within the required time frame and take appropriate action in accordance with company policies and procedures.
  • Demonstrated experience hiring, training, supervising, mentoring, and developing associates while maintaining high standards of service, accountability, and performance.
  • Strong computer skills, including Microsoft Office Suite for reporting, budgeting and team communications.
