Maintenance Technician (Manufactured Home Community)

We are looking for a hardworking, eager Maintenance Technician to join our team. The primary responsibilities include painting, home remodeling, minor plumbing, electrical work, landscaping, and general property maintenance. The ideal candidate will work independently, follow all health and safety guidelines, and take pride in the quality of services delivered to residents.

Internal Reporting Relationship(s): Community Manager

Responsibilities and Activities
  • Assist in the setup of ventilation, refrigeration, and other systems and perform repairs when necessary.
  • Maintain heating and plumbing systems to ensure functionality.
  • Inspect alarm systems (fire, protection) and schedule repairs when needed.
  • Perform manual repairs when necessary (e.g., fix locks, replace windows).
  • Conduct pest control activities such as spraying insecticide.
  • Execute general upkeep procedures and other tasks as assigned.
  • Maintain grounds and landscaping.
  • Assist in budget preparation and ensure adherence to it.
  • Mow, weed eat, and trim hedges; conduct preventive maintenance and repairs of equipment.
Knowledge, Skills, and Abilities Required
  • Physically capable of manual labor, including lifting, bending, and reaching.
  • Positive attitude and willingness to lead and work as part of a team.
  • Strong work ethic and organizational skills.
  • Ability to self‑supervise and uphold high standards of workmanship.
  • Basic understanding of plumbing and related systems.
  • Knowledge of general maintenance processes and methods.
  • Working knowledge of tools, common appliances, and devices.
  • Manual dexterity and problem‑solving skills.
Education Level Required
  • High school diploma or equivalent.
Experience Required
  • Building maintenance experience or relevant field is a plus.
  • Certifications such as Certified Maintenance and Reliability Professional (CMRP) are desired.
  • Reliable transportation and a valid driver's license.
  • Proficiency with maintenance tools.
