Full-Time, Non-Exempt Pay: $20.00–$24.00 per hour About the Position Falkenberg/Gilliam & Associates is seeking a dependable, hands-on Assistant Building Superintendent to join a small, two-person maintenance team at a well-maintained seven-story senior citizen independent living community in Buena Park.

The ideal candidate is a skilled general maintenance professional who takes pride in maintaining a safe, clean, and comfortable environment for our residents. This position requires someone who can work independently, troubleshoot maintenance issues, provide excellent customer service, and work effectively with residents, vendors, contractors, and the property management team.

What You’ll DoPerform routine maintenance, repairs, and upkeep throughout the property and residential units.

Inspect common areas, equipment, and building systems and identify maintenance or safety concerns.

Troubleshoot and repair common plumbing, electrical, mechanical, and general maintenance issues.

Repair and install items such as faucets, toilets, garbage disposals, stove burners, light fixtures, and other residential fixtures and equipment.

Assist with the operation and basic maintenance of building systems, including pumps, boilers, HVAC systems, and related equipment.

Respond to resident maintenance requests in a professional and courteous manner.

Maintain common areas and property grounds in a clean, safe, and orderly condition.

Work with vendors, contractors, and service providers as directed.

Complete work orders, maintenance records, and other required documentation.

Use basic computer systems, internet applications, and Microsoft Office.

Follow company safety policies, procedures, and applicable laws and regulations.

Perform other related duties as assigned.

What We’re Looking For Residential, apartment, building, or facilities maintenance experience preferred.

General maintenance, handyman, construction, or contractor experience is a plus.

Working knowledge of basic plumbing, electrical, mechanical, and building maintenance.

Ability to troubleshoot and diagnose routine maintenance problems.

General knowledge of building systems such as pumps, boilers, and HVAC.Strong attention to detail and pride in quality work.

Professional and courteous customer service skills.

Ability to interact positively and respectfully with senior residents.

Ability to work independently and as part of a team.

Ability to take direction, learn new procedures, and adapt to changing priorities.

Basic computer skills.

Valid California driver's license and an acceptable driving record if driving is required as an essential function of the position.

Physical Requirements This position requires the ability to perform the essential functions of the job, with or without reasonable accommodation, including:

Standing and walking throughout the property for extended periods.

Bending, kneeling, stooping, reaching overhead, and climbing stairs.

Lifting, carrying, pushing, and/or pulling materials, tools, and equipment weighing up to 50 pounds.

Using hands and fingers to operate tools and equipment and handle small parts.

Inspecting equipment, building systems, residential units, and common areas.

Working indoors and outdoors in varying environmental conditions, including heat, cold, dust, odors, fumes, and cleaning or maintenance products.

Safely operating standard maintenance tools, ladders, and light equipment.

Schedule & Compensation This is a full-time, non-exempt position with a regular schedule of Monday through Friday, 8:00 AM to 5:00 PM. Applicable meal and rest periods will be provided in accordance with California law.
