Job Description Summary

The Facilities Maintenance Technician is responsible for maintaining the manufacturing facility's building systems, utilities, and infrastructure to ensure a safe, clean, and efficient work environment. This position performs preventive and corrective maintenance on facility assets and responds to building-related service requests while supporting uninterrupted building operations.

Job Responsibilities

* Troubleshoot, inspect, repair, and maintain facility building systems including HVAC, plumbing, electrical distribution, lighting, roofing, doors, docks, and building infrastructure.

* Perform preventive, predictive, and corrective maintenance on facility support equipment including pumps, valves, compressors, fans, air handling units, exhaust systems, and other mechanical building systems.

* Clean, lubricate, adjust, and service a variety of mechanical, electrical, hydraulic, and pneumatic building equipment.

* Assist with installation, modification, and repair of facility infrastructure and building systems.

* Perform repairs to building finishes including walls, ceilings, flooring, doors, windows, hardware, painting, and other general building maintenance.

* Maintain utility systems that support facility operations, including compressed air, chilled water, domestic water, wastewater, and other building utility systems as assigned.

* Inspect buildings, grounds, and facility systems to identify unsafe conditions, equipment deficiencies, and preventive maintenance needs.

* Respond promptly to facility-related service requests and emergency maintenance situations to minimize disruptions to plant operations.

* Troubleshoot facility system issues and recommend improvements to enhance reliability, energy efficiency, and reduce maintenance costs.

* Maintain and operate fire protection and life safety systems including fire alarm systems, fire pumps, sprinkler systems, emergency lighting, and related equipment.

* Perform general carpentry, minor masonry repairs, snow removal, landscaping support, and other grounds maintenance as needed.

* Complete work orders, preventive maintenance tasks, inspections, and documentation using the company's computerized maintenance management system (CMMS).

* Utilize maintenance technology including computers, tablets, mobile devices, building automation systems (BAS), and CMMS software.

* Comply with all OSHA regulations, environmental requirements, applicable building codes, and company safety policies.

* Follow Lockout/Tagout (LOTO) procedures and safe work practices when servicing facility equipment.

* Maintain a clean, organized, and safe work environment.

* Complete all required safety and technical training.

* Wear required personal protective equipment (PPE) and maintain compliance with the company's uniform and appearance standards.

* High School Diploma or GED required

Required Experience

* Two (2) or more years of experience in commercial, industrial, manufacturing, healthcare, or institutional facilities maintenance.

* Experience maintaining building systems and facility infrastructure in an industrial or commercial environment preferred.

Preferred Qualifications

* Technical, vocational, or trade school training in HVAC, electrical, plumbing, mechanical systems, carpentry, or related skilled trades.

* Experience working with Building Automation Systems (BAS).

* Knowledge of HVAC equipment, boilers, chillers, pumps, plumbing systems, electrical distribution, and fire protection systems.

* Familiarity with CMMS software.

* Basic computer proficiency with Microsoft Outlook, Excel, and Word.

* Valid driver's license with an acceptable driving record, if required.

Work Environment

This position works primarily within an active manufacturing facility but is responsible for building infrastructure rather than production equipment. The work includes indoor and outdoor activities and may involve exposure to varying temperatures, elevated noise levels, dust, mechanical spaces, rooftops, utility rooms, and other industrial environments. Required personal protective equipment (PPE) must be worn in designated areas.

Shift work, overtime, weekends, holidays, and on-call responsibilities may be required to support facility operations and emergency maintenance needs.

Physical Demands

The physical demands described are representative of those required to successfully perform the essential functions of this position.

Employees must regularly:

* Lift, push, pull, and carry up to 50 pounds, with assistance for heavier loads.
