Responsibilities
- Assist the Associate Director in overseeing all maintenance operations in residential facilities.
- Under the direction of the Associate Director, plan, schedule, and coordinate maintenance activities including response to service requests and completion of scheduled maintenance.
- Directly supervise and evaluate performance of 3-5 full-time maintenance staff. Over see/indirectly supervise a team of designated maintenance staff
- Provide input to the Associate Director for the departmental staffing plan
- Contribute to/over see the department’s full-cycle recruitment process, training of new staff and performance management
- In connection with the Associate Director, develop and implement a Residential Maintenance Services training program with customized training designed for employees in each of the Services’ position types.
- In connection with the Associate Director, operationalize a preventative maintenance program for all mechanical, electrical, and plumbing systems, appropriately staffed with trained professionals to yield hundreds of millions of dollars in lifecycle cost savings across the University’s residential portfolio.
- Make recommendations for programs and initiatives designed to improve employee morale, maintain regular communication with personnel at all levels and in all locations, and recognize high-performing employees for delivering exceptional results; support the implementation of approved initiatives
- Maintain a culture of teamwork and collaboration; provide feedback, advice, project updates, and encouragement to team members
- Plan, assign, review, direct, and supervise the work of Residential Maintenance Services employees, primarily through subordinate supervisors and managers.
- Manage the electronic key control system to include programming, hardware management, and development of new processes to meet users’ needs. Oversee the authorization of user access to all Residential Facilities buildings.
- Work with SLHR to ensure the department’s compliance with all University and collective bargaining agreement personnel procedures and to address employee relation matters, bias incidents, etc
- During off hours, serve in an on-call capacity
- Provide professional development recommendations for staff to the Associate Director
- Identify effective training resources for the continuous development and certification of all trades employees
- Oversee departmental training. Ensure training program supports the use of the latest methodologies; the proper use of tools and machinery; quality standards; and job safety for departmental staff and outside contractors/workers performing work on campus
- Ensure staff is informed of all relevant code and regulatory changes relevant to their responsibilities.
- Act as liaison between Associate Director and maintenance staff.
- Regularly run and advise the Associate Director on condition reports on building systems and equipment to inform future purchases and maintenance procedures, and to ensure that certain items are replaced before the end of their useful life.
- Assist with preparation of maintenance project plans that identify resource needs; provide support for maintenance projects
- Inspect contractors’ work for conformance with contract requirements and recommend corrective action plans to the Associate Director; support implementation of said plans
- Serve as a Level 1 employee and assist in the coordination of the Residential Maintenance Services “Level 1 Team,” responsible for responding to and maintaining continuity of operations during all emergency situations, which may require incumbent to remain on campus 24/7 for up to five days, working 12-hour shifts.
- Stay abreast of the latest trends in university housing design, construction, maintenance, and maintenance trends and help identify and implement best practices, especially by attending national, state, and regional conferences and training events.
