Responsibilities

  • Communicate with leasing agents regarding proposed and executed lease transactions for new and existing tenants
  • Assist with prospective tenant proposals, including LOIs and review of use restrictions and exclusivity provisions
  • Draft, review, and negotiate commercial leases and related agreements, including lease amendments, waivers, subordination and SNDA agreements, estoppels, termination agreements, and rental and ancillary lease documents
  • Present proposed and existing lease deals and modifications; respond to requested revisions and oversee execution
  • Coordinate with tenants, brokers, and attorneys throughout negotiations to ensure timely completion
  • Collect and review exhibits and supporting documentation from internal departments for final lease approval
  • Provide direction to administrative staff to ensure proper implementation of lease terms, including commencement dates and critical deadlines
  • Monitor lease provisions, including exclusives, restrictions, penalty dates, and other key obligations to ensure compliance
  • Prepare post-execution documents such as waivers, SNDAs, and TI allowance documentation
  • Assist with purchase and sale contracts and manage due diligence requirements through closing
  • Support departments with insurance claims, lease-related claims, and tenant disputes
  • Assist in managing eminent domain matters and government incentive applications (e.g., IDA benefits)
  • Ensure completion and accuracy of weekly lease reporting
Qualifications
  • J.D. required with 5+ years of legal practice experience
  • Licensed to practice law in New York State (reciprocity required if applicable)
  • Strong experience in commercial real estate leasing
  • Demonstrated background in complex contract negotiations
  • Excellent written and verbal communication skills
  • Proficiency in Microsoft Office
  • Proven ability to manage multiple real estate matters efficiently in a fast-paced environment
