Maintenance Technician
The Maintenance Technician prepares vacant residential units for new occupants and ensures the overall property remains safe, functional, and visually appealing. This role performs a wide range of building and facilities maintenance tasks, including drywall work, painting, light electrical repairs, and basic HVAC and plumbing support, while responding to service requests in a timely and professional manner.
Responsibilities- Prepare vacant units for new residents by performing drywall hanging, painting, floor repairs, and light electrical repairs.
- Maintain overall property condition to meet established safety, quality, and appearance standards.
- Monitor the property regularly for safety concerns and curb appeal issues, and address them promptly.
- Complete maintenance service requests accurately and within required time frames, typically within 24 hours.
- Close out all work orders in the maintenance system with clear and accurate documentation.
- Assist with snow removal and salting during winter months to maintain safe walkways and access areas.
- Work extended hours during peak or seasonal demands as needed to support property needs.
- Participate in an on-call rotation to respond to emergency maintenance needs outside of regular hours.
- Ensure units are fully rent-ready and able to pass final inspection before new residents move in.
- Track and maintain inventory of parts, tools, and supplies to support efficient maintenance operations.
- Assist with ordering materials and replacement parts as needed to keep projects on schedule.
- Collaborate with other maintenance technicians to complete larger projects and support team goals.
- Hands-on experience in building and facilities maintenance.
- Proficiency in drywall hanging and repair.
- Ability to perform light electrical repairs safely and correctly.
- Basic knowledge of HVAC systems.
- Basic plumbing skills for routine maintenance and repairs.
- Skill in interior and exterior painting and surface preparation.
- Ability to use common maintenance tools and equipment effectively.
- Strong attention to detail to ensure units are rent-ready and meet inspection standards.
- Ability to manage multiple work orders and complete tasks within required time frames.
- Willingness to participate in an on-call rotation and work extended hours during peak seasons.
Skills & Qualifications
- Experience in residential property or apartment maintenance.
- Familiarity with building and facilities maintenance best practices.
- Ability to accurately track inventory and assist with ordering materials.
- Strong problem-solving skills for diagnosing and resolving maintenance issues.
- Effective communication skills to interact with team members and residents in a professional manner.
- Organizational skills to document work orders and maintain accurate records.

WorkEnvironment
This is a full-time, first-shift position, typically working Monday through Friday from 7:00 a.m. to 3:30 p.m. You work on-site at a residential apartment community as part of a small team of maintenance technicians, with participation in a rotating on-call schedule for after-hours emergencies. All tools are provided, and company uniforms are supplied. The role involves both indoor and outdoor work, including seasonal tasks such as snow removal and salting, and requires regular movement throughout the property, use of standard maintenance equipment, and adherence to safety practices in all tasks.

This is a Permanent position based out of Buffalo, NY.
Pay and BenefitsThe pay range for this position is $19.00 - $21.00/hr.
