Underwriting Manager, BTR & Self Storage

Lead underwriting across the active pipeline, owning deals end-to-end from first screen through IC approval and financing execution. You will work directly with the CEO/fund manager and product teams and serve as the analytical anchor on the deal team, with a path to building out the underwriting function. BTR is the largest portfolio segment, but you will underwrite all asset classes.

Responsibilities

• Lead underwriting on BTR, multifamily development, and acquisition deals
• Support underwriting of self-storage development, greenfield through stabilization
• Support underwriting of STR and hospitality acquisitions in Sun Belt markets
• Build financial models, source comp sets, write IC memos
• Work with brokers and lenders on capital stack design; serve as point of contact for securing debt financing
• Partner with development, entitlements, and asset management teams to ground assumptions in operational reality
• Own and improve model templates

Requirements

• 5+ years of institutional underwriting experience in BTR, multifamily, or residential development
• Underwriting experience in Southeast territory markets required
• Strong modeling skills: cash flow proformas, multi-tier waterfalls, lease-up curves, sensitivity analysis
• Working knowledge of capital markets on the borrower side: construction debt, perm debt, mezz, JV equity, current terms
• Ability to build comp data and make data-driven decisions
• Bachelor's degree in finance, real estate, economics, or related field
• Self-storage or STR/hospitality exposure a plus, not required
