Our multi-family management company seeks an experienced Service Manager with a "Whatever it Takes" attitude to oversee the physical property, general maintenance repairs, apartment make-ready, preventive maintenance, and construction/rehabilitation projects for an apartment community. The Service Manager leads the maintenance staff, handles groundskeeping and/or pool duties as needed, and provides hands-on support.
ReportingReports to:
Community Manager and Regional Maintenance Supervisor.
Under direction of the Community Manager, supervises all maintenance personnel, including housekeeper.
Essential Functions- Supervise, train and schedule maintenance activities for the apartment community and maintenance staff under the Community Manager’s direction.
- Coordinate, schedule and respond to resident/management requests and work orders for occupied units.
- Coordinate, schedule and prepare vacant apartment units for move-in.
- Coordinate and schedule appropriate safety and skills training for maintenance employees.
- Identify and correct hazardous property conditions that could create liability.
- Order supplies and manage the maintenance budget.
- Coordinate, schedule, and perform preventive maintenance on equipment and units.
High school diploma or equivalent. Five years of multi-family experience or an equivalent combination of education, training, and experience that demonstrates the ability to perform the duties of this position.
Training, Certifications, and Association Memberships- EPA Section 608 (HVAC/Freon Recovery certification) required.
- Certificates or permits required by City or State to perform job responsibilities.
- Training in boiler repair, plumbing, and mold detection/resolution required.
- Certified Apartment Maintenance Technician (CAMT).
- Certified Pool Operator (CPO) required.
- Ability to perform plumbing repairs, tile work, HVAC equipment, appliance repair, carpentry repairs, electrical repair, and all facets of apartment make-ready.
- Proficiency in using common maintenance-related tools: key machine, augers, lead detector, ampere meter, volt meter, recovery machine, manifold gauges, charging cylinders, steam cleaning/shampoo machine, spray paint rig, electric saws, cordless screwdriver, drill, air conditioners, boiler, water heaters, chlorine test kit, various screwdrivers, nut driver set, pliers, various wrenches, wire crimping/stripping tool, diagonal cutter, drill bits, hammers, tape (ruler), tube cutter (copper), soldering torch, and ladders.
- Apply common sense and understanding to carry out instructions and plans.
- Interact regularly with vendors, contractors, employees at all levels, and clients, exhibiting excellent interpersonal skills.
- Read and write in English for diagrams, meters, instructions, and report writing.
- Proficiency with property management software(s) and Microsoft Office.
- Experience in compressor diagnosis, fire sprinklers, and irrigation systems.
- Basic knowledge of OSHA requirements and local, city, and state ordinances.
- Supply own hand tools.
