Position: Maintenance Technician - Affordable Residential Housing (Part Time)

Maintenance Technician – Affordable Residential Housing (Part Time)

Hiring Range: $21 - $25 Hourly, up to 18 hours weekly.

Performs repairs, preventative maintenance, grounds work, and other duties assigned in accordance with Champlain Housing Trust policies and procedures to ensure the organization’s portfolio of residential apartment buildings and/or commercial rental properties consistently meet or exceed established quality standards.

Drivers:
Active, state‑issued driver’s license and reliable personal transportation required. Mileage between job sites reimbursed at current IRS rate. Criminal background check required.

  • Responds to assigned work orders by investigating the request and performing necessary repairs under guidance and direction of the team lead to insure positive results.
  • Completes semi‑skilled repairs that may include carpentry, painting, minor drywall taping, lock‑smithing, minor plumbing (no license required), and minor electrical (no license required).
  • Picks up litter on properties to maintain curb appeal and sanitation.
  • Prepares vacant apartments for re‑occupancy by repairing or replacing items.
  • Under the direction of others, implements components of a preventative maintenance system.
  • Manages equipment and supplies, maintaining building inventory and equipment storage.
  • Keeps records of all work performed, invoices for materials purchased, and records of approved equipment purchases.
  • Becomes familiar with building codes, minimum housing codes for Burlington (if applicable), and Section‑8 housing quality guidelines.
  • Operates and maintains hand tools, transporting small equipment or tools between departments or sites.
  • Delivers resident notices.
  • Performs other duties as required.
Job Qualifications
  • Work experience in light construction, painting, drywall, plumbing, heating, electrical, or other trades preferred.
  • Customer service experience preferred.
  • Positive attitude, self‑motivation, and willingness to learn required.
  • Commitment to Champlain Housing Trust’s membership‑based model of community‑controlled and permanently affordable housing.
  • Lead‑Based Paint Essential Maintenance Practices certification (or ability to obtain within 6 months of hire).
  • Reliable transportation and valid driver’s license required.
  • Criminal background check required.
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence.
  • Effective, respectful, and tactful communication with customers, employees, vendors, or members of the public.
  • Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume.
  • Apply common sense and sound judgment to carry out instructions furnished in written, oral, or diagram form.
  • Solve problems involving several concrete variables in standardized situations.

Specific vision abilities required by this job include close vision, peripheral vision, and ability to adjust focus.

In the work environment, the employee is occasionally exposed to wet and/or humid conditions, high precarious places, fumes or airborne particles, and outside weather conditions. The noise level is usually moderate.
