Essential Job Functions, Duties, And Responsibilities
- Assess, troubleshoot, and complete required repairs on appliances, plumbing, electrical, and HVAC systems
- Coordinate and organize projects, daily service requests, and assignments with supervisor, vendors, and other team members
- Ability to train, supervise and mentor junior maintenance staff
- Ensure the physical aspects of the apartment meets company standards and applicable laws by diagnosing problems, making repairs, tracking accomplishments and performing necessary follow-up
- Ensure unoccupied apartments are ready for occupancy by performing various and as-needed electrical, HVAC, EPA, plumbing, carpentry, appliance repair, and other miscellaneous equipment maintenance and repairs, painting, and overall apartment cleaning and other miscellaneous activities as necessary or as directed
- Assist the property manager or other team members when requested with special projects or requests
- Contribute to the achievement of occupancy goals by effectively performing maintenance duties, which promote a quality living experience for residents
- Complete maintenance service requests, document the status of each request and ensure that appropriate follow-through occurs
- Perform electrical repairs on items such as appliances, fixtures, switches, outlets, etc. and install ceiling fans as well as indoor and outdoor light fixtures
- Perform repairs on air conditioner, heating units, and refrigeration units (use of refrigerant recovery equipment requires proper certification)
- Perform plumbing work such as clearing stoppages, replace/repair fittings, faucets, and toilets. Complete minor re-piping including the soldering of copper pipes
- Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, window coverings, locks
- Perform carpentry work, such as repairing/replacing doors, windows, closet bi-fold or sliding doors and building shelves
- Repair concrete steps, stoops, patios, fencing, and signage when required
- Paint and decorate apartments, hallways, etc., as directed by management
- Complete appropriate apartment make ready procedures for move-ins within established turnover time frames
- Oversee work of sub-contractors hired by the company to work at the community
- Complete daily maintenance of grounds and common areas including but not limited to all lighting, snow removal, trash removal, vehicle maintenance, etc.
- Perform snow and ice removal including snow blowing, shoveling, putting down salt, and using a pick to remove ice build-up on sidewalks and walkways, parking lots and common spaces
- Replace unit locks on apartments as necessary and on all recently unoccupied apartments, outside doors, and outbuildings to ensure security of the community
- Troubleshoot and perform correct maintenance procedures on indoor or outdoor pools or spa equipment, if applicable (pool equipment maintenance requires proper certification)
- Contribute to the achievement of financial goals through high productivity and cost awareness, without compromising quality
- Responsible for material control and efficient utilization of maintenance equipment
- Perform scheduled maintenance on all equipment based on the manufacturer’s recommendations and operation manuals, including boilers, hot water heaters, lawn equipment and other vehicles
