Position OverviewCMS Energy is seeking an experienced Real Estate Representative III to support land acquisition and right-of-way activities for construction, operation, and maintenance of existing and new facilities. This role requires strong negotiation skills, technical knowledge of land rights, and the ability to work independently in a fast-paced environment.
Key Responsibilities- Negotiate with private landowners and governmental agencies to acquire land rights, including:
- Fee simple acquisitions
- Easements
- Leases
- Temporary workspace agreements
- Licenses, permits, and ordinances
- Plan and organize workload effectively, adapting to shifting priorities while working under minimal supervision.
- Conduct internal and external due diligence to verify accuracy and completeness of land rights documentation.
- Identify title deficiencies and coordinate appropriate curative actions.
- Serve as liaison between the company and landowners/tenants regarding:
- Ownership matters
- Easement rights
- Damage claims
- Property access issues
- Interpret and analyze:
- Survey drawings
- Engineering and construction plans
- Plan and profile drawings
- Title commitments and abstracts
- Perform comprehensive land title research.
- Represent the company at public meetings before municipalities, zoning boards, townships, drainage boards, county commissioners, and other governmental agencies.
- Apply established company policies, procedures, and processes to ensure compliance and quality standards.
- Minimum 5+ years of experience in the Right-of-Way or Real Estate industry.
- At least 1 year of direct experience acquiring land rights
. - Strong knowledge of settlement instruments and contract terminology.
- Proficiency in land title research and document analysis.
- Ability to interpret technical drawings and legal property descriptions.
- Excellent negotiation, communication, and organizational skills.
- Ability to work independently and manage multiple priorities under pressure.
