As ATB’s next Real Estate Underwriter, you will thrive on underwriting complex real estate transactions and delivering meaningful client impact. This temporary 12‑month term opportunity, with potential for extension, is a hybrid role with an average of one on‑site day per week. You will structure and assess risk for commercial real estate and construction transactions across Alberta, collaborate with Relationship Managers to co‑create strategic credit solutions, and serve as a trusted leader with a deep understanding of ATB’s risk appetite.
You will analyze market trends, property valuations, and borrower health to deliver sound, forward‑looking credit recommendations.
- Underwrite and structure high‑quality credit applications for complex commercial real estate and construction files.
- Evaluate market volatility and macroeconomic trends across asset classes to proactively anticipate shifting market dynamics.
- Critically review and synthesize complex third‑party reports (specialized appraisals, environmental risks, and technical engineering assessments).
- Execute advanced real‑estate financial analysis, including NOI stabilization, DSCR sensitivity, and pro‑forma projections.
- Proactively manage portfolio risk by identifying macro early warning signals, portfolio stress testing, restructuring distressed credits, and ensuring strict adherence to enterprise lending policies.
- Build trust and foster collaborative relationships with Sales and Risk teams to optimize risk mitigation, develop competitive structures, and ensure seamless deal execution.
- Demonstrate agility and strong execution by efficiently managing a high volume of credit applications while consistently maintaining top‑tier quality.
- Operate autonomously as a self‑starter who consistently models excellence and is recognized by peers as a high‑performing lender.
- 3 to 5+ years of progressive commercial real‑estate underwriting experience handling large‑exposure and complex construction files.
- Degree in Finance, Real Estate, Economics, Business, or equivalent experience.
- Expert‑level knowledge of real‑estate valuation, legal structures, and strong financial/cash flow modeling.
- Excellent communication and storytelling skills with the ability to clearly articulate complex credit risks and influence strategic decisions.
- Proven ability to work independently, demonstrate self‑leadership, and manage a high volume of loan files effectively.
