We are seeking an Asset Manager to join our Calgary office and oversee the performance of Bucci’s commercial and residential rental properties across Western Canada. This role ensures our properties consistently meet brand standards
-clean, organized, highly responsive- and that each asset achieves strong financial, operational, and customer-service outcomes. The Asset Manager will play a key role in maximizing long-term financial growth, enabling superior leasing performance, and ensuring efficient operations across the portfolio.
- Lead the development of annual business plans for each asset, including revenue targets, operating budgets, and capital plans.
- Work closely with Accounting to review monthly financial statements, variances, and the receipt/disbursement of rent and deposits.
- Coordinate internal and external leasing agents; provide weekly reporting on leasing performance.
- Liaise with Construction on the status of capital projects and tenant improvements.
- Prepare reporting packages as required for third-party and institutional owners Develop and implement strategies to grow revenue and control operating expenses.
- Oversee internal and third-party property managers to ensure high-quality operations, maintenance, tenant services, and contractor scopes of work.
- Conduct regular site visits across Western Canada; spot-check units for cleanliness, readiness, and brand presentation.
- Monitor building performance metrics, including turnover timelines, seasonal procedures, and vacancy durations.
- Support Operations in establishing policies, procedures, and protocols to ensure/improve efficient operation of assets.
- Manage commercial properties, responding to tenant requests and coordinating maintenance or repair activities.
- Track competitive market data including rental rates, incentives, absorption trends, and product positioning.
- Coordinate advertising strategies and budgets with the Marketing team.
- Work with Leasing to establish market rents, inducements, promotions, and overall competitive strategy.
- Review and approve leases with internal property managers or external lawyers.
- Negotiate commercial leases and manage lease agreements to optimize rental income.
- Maintain organized and compliant asset filing systems.
- Hire and evaluate staff as needed in alignment with asset business plans.
- Coordinate external consultants including legal, insurance, tax, IT, and other specialists.
- Maintain proficiency in Yardi and other operation or management systems.
