Calgary Housing (CH) is a wholly-owned subsidiary of The City of Calgary. CH is a purpose-driven social enterprise and the largest housing operator in Calgary, providing safe and affordable housing to more than 27,000 Calgarians. As a Restoration and Construction Project Manager, you will provide in-house expertise in remediation, construction, and project management to ensure successful project outcomes aligned with Calgary Housing's strategic objectives.
Primary duties include:
Work closely with CH's remediation and rebuild contractors and create scopes for these companies to carry out or review scopes created by the contractors.
Meet routinely with vendors and conduct site visits while work is being performed to ensure that it is being conducted to CH's scope specifications and current safety standards.
Monitor and inspect work to ensure compliance with scope, code, safety, and quality expectations.
Coordinate timelines and access with contractors and internal staff. Review work plans and ensure timely project progression.
Review contractor quotes and scopes of work for accuracy and necessity. Identify scope creep or cost-related concerns.
Attend active job sites (vacant and occupied units) to identify problems as a first point of contact, verify progress, resolve access or quality issues, and document findings.
Create detailed scopes of work for remediation work to issue to contractor or internal staff.
Prepare reports on contractor performance, site inspections, and project progress.
Create and maintain accurate project tracking tools to ensure project delivery timelines are being met for all remediation/restoration and occupied unit renovation work.
Provide updates to other Maintenance leadership regarding ongoing remediation work and contractor issues.
Provide expertise and guidance to more strategic items pertaining to remediation.
Qualifications A High School diploma or equivalent (e.g. GED or CAEC [Canadian Adult Education certificate]) plus job related course work and at least 5 years of remediation and rebuild field experience, OR;
A completed certificate/Journeyman ticket and at least 3 years of remediation and rebuild field experience.
Project management experience involving construction processes, communication methods, and contractor coordination is preferred.
A valid Class 5 Driver's Licence (or provincial equivalent) with no more than 6 demerits and the use of a personal vehicle for business purposes.
Additional coursework in construction and maintenance-related topics such as Microbial Remediation, Asbestos Abatement, and Water Infiltration & Restoration will be considered an asset.
Institute of Inspection, Cleaning and Restoration Certification (IICRC) certifications such as Water Damage Restoration Technician (WRT), Applied Structural Drying Technician (ASD), Applied Microbial Remediation Technician (AMRT), Fire and Smoke Restoration Technician (FSRT) or equivalent certifications will be considered an asset.
The ability to read and interpret Microbial contamination and Asbestos reports and Alberta health reports, and the ability to read and understand technical drawings and documents.
Familiarity with current Occupational Health and Safety, Alberta Fire codes & Canadian Standards Association regulations.
Excellent communication skills, demonstrated problem-solving and strategic decision making abilities, strong negotiation, collaboration and issue management skills.
Working Conditions Office work and exposure to remediation type environments in apartment and housing complexes. No after-hours or weekend work is required.
Pre-employment Requirements A security clearance and Vulnerable Sector Search (VSS) will be conducted.
