Operating Engineer

Summary

Responsible for ensuring the efficient operation and maintenance of mechanical, electrical, and plumbing equipment and systems at assigned property(s). Tasks include maintaining a clean and safe environment, performing rounds, conducting routine assessments, and executing day‑to‑day preventive and corrective maintenance, painting, and housekeeping.

Rotating shift schedule, Monday‑Friday between 7:00 a.m. and 6:00 p.m. Weekend availability required as part of the on‑call rotation.

4th Class Power Engineer Certification required. High School Diploma or GED equivalent. Graduate of an apprentice program or trade school preferred.

3+ years of related work experience in operating mechanical, electrical, and plumbing systems in a commercial property setting.

• Perform all plumbing, electrical, or HVAC requirements of the building(s).
• Maintain heating equipment, chillers (air or water‑cooled), DX units, pumps, cooling towers, fan coil units, VAV, and air distribution systems.
• Monitor and adjust all mechanical/pneumatic equipment, steam stations, control gauges, distributor panels, valves, thermostats, and diffusers.
• Verify field conditions and perform necessary repairs or adjustments.
• Perform repairs to plumbing fixtures and general property maintenance.
• Conduct preventive maintenance in accordance with C&W standards, building protocol, manufacturer recommendations, and industry best practices (e.g., filter changes, coil cleaning, condenser flushing, pump and motor bearing greasing, belt inspection, shaft alignment).
• Monitor energy management and chemical treatment for condenser, chilled, heating, and secondary water systems.
• Inspect engine room, fan room, cooling towers, house pumps, electric rooms, backup generators, fire pumps, sump pumps, and ejector pumps.
• Replace lamps and light fixtures, reinstall or replace signage, and ensure rooms are clear of obstructions.
• Check emergency exit signs and lights; maintain free access to emergency stairs and exits.
• Perform additional fire and life safety inspections per NFPA and local jurisdiction.
• Document and report activities to supervisor.
• Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.) and customer concerns.
• Comply with applicable codes, regulations, governmental agency directives, and company safety training.
• Oxilify uniform dress code while working and maintain a neat appearance during non‑working hours.
• Complete all required C&W Safety Training annually.

• Appropriate license/permit for trade may be required (e.g., Journeyman, Master Electrician, Refrigeration Certificate of Fitness, High‑Pressure Boiler License, High‑Pressure Steam Operator, Universal Technician for CFC).
• Valid driver’s license and good driving record with periodic checks, where applicable.
• Basic computing skills in Outlook, Excel, and Word.
• Experience in operation, maintenance, and basic repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, and water systems.
• Knowledgeable in energy management systems, techniques, and operations.
• Thorough knowledge of all building systems’ operations, maintenance, and repair.
• May be the sole maintenance staff member on duty during certain shifts; may be required to work extended periods without relief when responding to priority or emergency situations (including overtime type assignments).
• May require shift work and/or on‑call duties.

This job operates in a professional office environment and routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. The role requires regular travel between properties in varying weather conditions.

Must have the ability to frequently lift, move, and install equipment weighing a minimum of 50 lbs. Involves movement between departments, floors, and properties.
