The Senior Estimator at Trainor Builders is a strategic and highly experienced preconstruction leader responsible for driving the accuracy, competitiveness, and integrity of all project cost and schedule development for complex luxury residential estate construction and high-end commercial projects in the Napa and Sonoma County markets.
This role will provide executive-level insight, cost strategy, subcontractor engagement, and detailed scope development across a diverse pipeline of complex, architecturally significant projects. Reporting to the COO, the Senior Estimator while working closely with the Project Manager, Superintendent, as well as the General Superintendent while proactively interpreting full plan-sets to generate comprehensive, clear, and accurate budgets in lead-up to contract and project set-up once awarded.

- Lead the full estimating lifecycle from conceptual budgeting through negotiated cost-plus, hard-bid lump sum, and competitive GMP development for high-end custom estates and commercial projects.
- Evaluate architectural, structural, civil, MEP, and specification packages to fully digest scope and identify design intent, build feasibility, and cost impacts.
- Collaborate closely with Project Managers, Superintendent, General Superintendent, COO, and CEO to align budgets with company financial goals, project milestones, and client expectations.
- Provide cost modeling, value engineering options, budget variance analysis, and risk assessments.
- Perform comprehensive quantity take-offs using tools including Stack, Excel, and internal estimating templates.
- Develop detailed scope narratives, bid instructions, alternates, clarifications, and qualification packages using professional MS Word documentation.
- Prepare and manage project schedules during preconstruction using Microsoft Project to align sequencing, long-lead items, and critical path considerations.
- Ensure bid packages are complete, accurate, and reflect the full scope of work from ground-up construction through finish detailing.
