MEP Preconstruction Manager

We are a premier general contractor specializing in multi-family, mixed-use, hospitality, retail, and commercial developments throughout Southern California. Our projects range from large-scale podium apartment communities and mixed-use developments to complex urban infill and commercial projects that require sophisticated planning and coordination.

We are seeking an experienced MEP Preconstruction Manager to lead all Mechanical, Electrical, Plumbing, Fire Protection, and Low Voltage preconstruction activities for our growing portfolio of projects.

This role serves as the technical MEP expert during planning, design, estimating, procurement, and project pursuit phases, ensuring building systems are fully coordinated, cost-effective, and positioned for successful project execution.

Position Summary

The MEP Preconstruction Manager is responsible for overseeing all MEP-related preconstruction services from conceptual design through project turnover to operations. This individual will collaborate with owners, architects, engineers, consultants, trade partners, and internal project teams to manage budgeting, value engineering, constructability reviews, procurement strategies, and design coordination.

The ideal candidate possesses strong technical expertise across building systems, extensive preconstruction experience, and a proven ability to lead MEP planning efforts on large-scale multi-family and commercial developments.

Key Responsibilities
  • Lead MEP preconstruction efforts for multi-family, mixed-use, hospitality, and commercial projects.
  • Develop conceptual and detailed MEP budgets throughout design phases.
  • Perform MEP cost modeling, estimating, and benchmarking.
  • Review design documents for completeness, constructability, and cost impacts.
  • Coordinate with architects, MEP engineers, consultants, and ownership teams.
  • Lead value engineering initiatives to optimize system performance and project budgets.
  • Evaluate building systems and recommend cost-effective design alternatives.
  • Manage MEP subcontractor and vendor engagement during preconstruction.
  • Analyze subcontractor proposals and conduct scope leveling exercises.
  • Identify long-lead equipment and procurement risks.
  • Support GMP development and negotiated project delivery efforts.
  • Facilitate MEP design coordination and clash avoidance strategies.
  • Participate in design-assist and design-build project delivery processes.
  • Assist project teams during project startup and turnover.
  • Monitor market trends, labor conditions, material costs, and equipment pricing.
Qualifications Required
  • Bachelor's degree in Construction Management, Mechanical Engineering, Electrical Engineering, or related field.
  • 8+ years of MEP estimating, preconstruction, engineering, or project management experience.
  • Strong knowledge of mechanical, electrical, plumbing, fire protection, and low-voltage systems.
  • Experience with multi-family, mixed-use, hospitality, or commercial construction projects.
  • Ability to develop conceptual budgets and GMP estimates.
  • Strong understanding of building systems integration and constructability.
  • Excellent communication and presentation skills.
Preferred
  • 10+ years of MEP leadership experience.
  • Experience on projects valued at $50M–$300M+.
  • Design-build or design-assist project experience.
  • Knowledge of California energy codes and sustainability requirements.
  • Experience working for a general contractor, major MEP subcontractor, or consulting engineering firm.
