Job SummaryReporting to the Senior Vice President of Acquisitions, the Senior Analyst, Acquisitions supports portfolio‑level, entity‑level, and one‑off investment opportunities and assists senior deal captains with the evaluation and execution of transactions. The Senior Analyst must be able to manage confidential information, prioritize multiple deadlines, and operate effectively in a fast‑paced, professional environment, bringing prior transaction experience to support the Acquisitions team.
WhatYou’ll Be Working On Transaction Execution
- Coordinate day‑to‑day execution of potential investment‑related transactions
- Includes preparation of relevant documents such as confidentiality agreements/non‑disclosure agreements and letters of intent
- Analyze transaction structures, economics, and asset‑level underwriting
- Includes evaluation of real estate market, store‑level performance, and other transaction details
- Manage transaction process and information flow between internal (Credit, Legal, Accounting, and Investment Committee) and external groups (brokers, developers, investment bankers, and corporate real estate officers)
- Present proposed transactions to the Investment Committee
- Preparing and maintaining the Investment Committee spreadsheets and transaction summary
- Giving verbal presentations to the Investment Committee regarding potential transactions or other industry‑related information
- Contact tenants and sellers to source potential off‑market transactions
- Contact brokers to source marketed transactions
- Facilitate in‑person meetings and participate in calling efforts
- Use in‑depth knowledge of products and relationships, as well as third‑party products to work with SVPs and VPs in identifying business needs
- Research new opportunities, conduct industry research, and drive regular coverage of potential sellers (brokers, developers, sponsors, bankers, tenants, etc.)
- Forge and maintain relationships with sellers (brokers, developers, sponsors, bankers, tenants, etc.)
- Maintain portfolio pipeline including tracking prior year acquisition activities.
- Opportunity to work with Senior Executives and Chief Investment Officer on ad‑hoc projects
- Bachelor’s degree with an emphasis on economics, finance, accounting, or other related field of study
- 2+ years of relevant work experience required
- Commercial real estate acquisitions, investment banking, brokerage shop, development, and/or corporate finance experience strongly preferred
- Advanced Microsoft Office (Excel and PowerPoint)
- Experience with financial modeling, commercial real estate concepts, fundamentals, theories, and finance
- Team player; willing to offer or seek help, accept, and provide constructive feedback
This hybrid position is based in our San Diego (Del Mar area) headquarters. Monday through Thursday is in‑office for collaboration, with the opportunity to work remotely on Friday.
The base pay range for this role is $64,462 - $77,848 - $93,071. Offers near the high end are uncommon but may be considered for candidates with exceptional experience and skills and are dependent on the facts and circumstances of each case. You may be eligible for an annual discretionary bonus and an annual discretionary stock award, to be discussed during the interview process.
