The Maintenance Technician performs routine and preventative maintenance to maintain the physical integrity of the community. Responsibilities include upkeep of property grounds, facilities, streets, amenities, equipment, and various utility systems. The role provides exceptional customer service to prospective and current residents.
Performance Objectives- Maintain the physical integrity of the community, ensuring a clean and well‑maintained living environment.
- Collect trash/debris observed during duties.
- Protect property investment by anticipating, identifying, and correcting safety or maintenance issues.
- Coordinate with the Maintenance Supervisor and team to prioritize tasks daily.
- Enhance community appearance by replacing light bulbs, removing trash, painting, and performing repairs.
- Assist with groundskeeping, pool maintenance, housekeeping, distribution of notices, inspections, and other needed tasks.
- Perform preventative maintenance on community equipment.
- Complete minor repairs to utility systems and streets.
- Maintain grounds and landscaping to community standards (mowing, weeding as needed).
- Perform duties safely, following all procedures and using safety equipment.
- Inspect, clean, and repair facilities and amenities (clubhouse, basketball courts, swimming pools, maintenance garage).
- Additional duties as assigned by the company.

- Quality assurance: conduct quarterly inspections with 95‑100% compliance.
- Documentation: maintain daily/weekly checklists and quarterly reports of completed work.
- Efficiency & productivity: optimize workflow and resource allocation.
- Reporting & analysis: compile quarterly reports and analyze trends.
- High School diploma or GED.
- Broad experience in general maintenance techniques and repair work.
- General knowledge of plumbing, electrical, and grounds maintenance.
- Proficient with hand tools, power equipment, and commercial machinery.
- Legible written reporting; ability to work independently and in a team.
- Ability to multitask, stay organized, and meet deadlines.
- Availability for on‑call and after‑hours emergencies.
- Valid driver’s license with good driving record.
- Stand, walk, talk or hear continuously; frequent use of hands.
- Manual dexterity for paperwork and office equipment.
- Clear vision and hearing to review documents and communicate.
- Lift up to 50 pounds.
