MAINTENANCE SUPERVISOR I

OverviewThe Maintenance Supervisor is responsible for maintaining the physical integrity of the property at all times. This involves ensuring a safe and secure living environment for residents, visitors and staff. The supervisor anticipates, identifies and corrects problems involving the property and implements procedures to prevent them. An effective maintenance program is essential to:
- Cultivate resident satisfaction.
- Protect the investment of the apartment property owner.
The Maintenance Supervisor conducts all business in accordance with Gates, Hudson & Associates, Inc. established policies and procedures, state and federal laws, e.g., OSHA, ADA, Fair Housing, etc.
Financial- Ensure compliance with procurement policies and use approved vendors/contractors.
- Assist with prioritization of capital improvement projects.
- Recruit and recommend maintenance applicants.
- Provide technical and policy training and supervise daily maintenance technicians.
- Schedule maintenance personnel in conjunction with the Property Manager for 24/7 emergency availability.
- Maintain payroll records and ensure accurate information is provided to the Property Manager.
- Ensure all maintenance employees report in uniform.
- Instruct staff on safety equipment usage and guidelines.
- Meet reporting deadlines and maintain an activity calendar.
- Update logs, manuals, and handbooks as requested by Management.
- Provide monthly water consumption readings under the Energy Management Program.
- Maintain key, beeper, and radio security systems.
- Implement inventory and stock control systems.
- Label company-owned equipment with property information.
- Provide instruction booklets on all equipment and tools.
- Handle resident requests and issues timely and prioritize per policy.
- Follow up on repair orders and service requests to ensure resolution.
- Maintain accurate records of maintenance, service requests, expenditures, and apartment status.
- Schedule and perform minor and routine maintenance on equipment.
- Implement the preventive maintenance program per company policy.
- Ensure the Repair Order System is effectively used.
- Perform spot inspections to ensure quality workmanship.
- Oversee turnover/renovation to prepare rent‑ready apartments.
- Ensure contractors meet specifications; advise Property Manager on shortcomings.
- Work with contractors to obtain quality performance.
- Conduct safety meetings with staff.
- Maintain knowledge of hazardous material regulations.
- Promptly correct unsafe conditions.
- Promote safety and security measures to reduce liability.
- Conduct regular safety meetings.
- Maintain knowledge of relevant laws including EPA and OSHA.
- Ensure proper handling of hazardous materials.
- Monitor property for unsafe conditions.
- Implement safety and security measures.
- High school diploma/GED required.
- 3–5 years experience as a Maintenance Technician, preferably in residential property management.
- 1–3 years experience as a Maintenance Supervisor.
- Must hold CFC Type 2 or Universal certification.
- Able to perform plumbing, electrical, HVAC, carpentry, locksmithing, painting, drywall repair, and snow removal.
- Available for on‑call emergency services as needed.
- Reliable transportation to respond to emergencies.
