Facilities Maintenance Specialist

The Facilities Maintenance Specialist performs preventive and corrective maintenance on critical life sciences facility systems. This role ensures optimal operational performance, regulatory compliance, and safety standards while supporting mission-critical research operations in a highly regulated environment. The position requires strong technical knowledge of electrical, HVAC, piping and plumbing, and related disciplines to maintain facility infrastructure with minimal disruption to ongoing activities.

Responsibilities:

• Execute planned and reactive maintenance activities on facility systems to ensure reliable operation.
• Troubleshoot and repair facility equipment, including HVAC systems, laboratory equipment, and clean utilities such as purified water and compressed air.
• Perform scheduled preventive maintenance on mechanical, plumbing, fire protection, life safety, and control systems to maintain applicable standards.
• Conduct corrective maintenance and repairs to minimize downtime while ensuring work is completed with minimal disruption to operations and followed by thorough clean-up.
• Perform preventive maintenance and repairs on systems including pH neutralization, RODI, compressed air, vacuum systems, lighting, electrical generators, and security card readers.
• Monitor and maintain environmental control systems, including temperature, humidity, air pressure differentials, and air quality parameters essential for life sciences operations.
• Prioritize maintenance activities, planned shutdowns, and restarts to support uninterrupted research operations.
• Participate in incident response for facility issues that impact laboratory operations.
• Maintain building systems such as the Building Automation System, Lighting Control System, and Access Control systems.
• Perform daily systems rounds using both digital tools and visual inspections to evaluate critical systems for alarms and out-of-tolerance conditions.
• Support backup power systems, including emergency generators and uninterruptible power supplies, and respond to system alarms following established protocols.
• Conduct regular building rounds to inspect for leaks, damage, non-functioning fixtures, and other deficiencies.
• Perform general carpentry tasks, including wall repair, painting, hanging writing boards and shelving, and repairing window and door hardware.
• Provide basic locksmithing services, including the repair or replacement of door hardware, closers, and locks.
• Review monthly service request summaries to identify and correct recurring operational problems.

Skills:

• Demonstrated experience in facility maintenance within a complex, highly regulated environment.
• Hands-on expertise in mechanical systems, including HVAC maintenance and repair.
• Strong electrical troubleshooting and repair skills for facility infrastructure and equipment.
• Experience with piping and plumbing systems, including clean utilities such as purified water and compressed air.
• Ability to perform preventive and corrective maintenance on fire, life safety, and control systems.
• Proficiency in troubleshooting and maintaining environmental control systems, including temperature, humidity, pressure, and air quality controls.
• Experience working with building systems such as Building Automation Systems, Lighting Control Systems, and Access Control systems.
• Capability to support and maintain backup power systems, including emergency generators and uninterruptible power supplies.
• Skill in performing general carpentry tasks, including wall repair, painting, and fixture installation.
• Ability to provide basic locksmithing services, including repair and replacement of door hardware and locks.
• Strong troubleshooting and problem-solving skills in a maintenance operations environment.
• Current driver's license.
• Ability to pass checks and drug screenings required for access to life sciences facilities.
• Commitment to maintaining current knowledge of safety protocols for working in controlled environments.
