Primary Responsibility
Summary:
The maintenance worker performs various tasks to maintain and repair buildings, facilities, and equipment. This includes tasks such as plumbing, electrical work, carpentry, painting, and general repairs. The maintenance worker must ensure that all maintenance activities are conducted safely and efficiently to minimize downtime and ensure the smooth operation of the facility.

- Travel as needed to perform maintenance at multiple sites
- Non-Exempt
- Inspect buildings, equipment, and systems to identify issues or potential problems
- Perform carpentry: wood/metal framing, drywall installation, finishing, patching, fixture installation
- Alter, repair, and construct floors, stairways, partitions, and walls
- Install doors, frames, insulation, and drop-ceiling grid and tile
- Perform roof repairs and replacement
- Paint and touch up interior and exterior surfaces (prep, sanding, filling, drywall repair)
- Install and repair flooring (Tile, carpet squares, LVT, vinyl plank)
- Conduct repairs and troubleshooting on plumbing, electrical, HVAC, and mechanical systems
- Perform electrical work: including upgrades and rewires, troubleshooting as needed
- Execute preventive maintenance tasks on building systems
- Read and interpret work orders, drawings, and basic plans
- Provide general labor and construction support as needed
- Diagnose issues with plumbing, electrical, HVAC, and mechanical systems
- Coordinate with licensed trades when advanced repairs are required
- Estimate materials and time for small projects or repairs
- Maintain accurate records of work orders, inspections, and repairs
- Document completed work with notes or photos
Ensure all work meets applicable building codes and standards
- Maintain inventory of tools, materials, and supplies
- Pick up materials and transport equipment using company vehicles
- Assist with snow removal using company vehicles or equipment
- Operate small machinery or equipment as needed (if applicable)
- Ensure all work is performed safely and in compliance with regulations
- Maintain clean, organized, and hazard-free work areas
- Report hazards, deficiencies, or system failures promptly
- Assist with landscaping, grounds maintenance, and exterior upkeep
- Perform snow removal and other seasonal maintenance tasks
- Support exterior building maintenance as needed
- Respond promptly to maintenance requests from occupants or management
- Communicate effectively with building occupants, supervisors, and team members
- Collaborate with maintenance staff to complete projects efficiently
- High school diploma or equivalent preferred.
- Previous experience in maintenance, repair, or related trade.
- Working knowledge of plumbing, electrical, HVAC, and mechanical systems.
- Ability to read and interpret technical manuals, schematics, and blueprints.
- Strong problem-solving skills with high attention to detail.
- Capable of working independently and managing multiple priorities.
- Valid driver's license with a clean driving record (required).
- Must provide some tooling
- Must successfully pass a criminal background check and drug screening.
- Possess and maintains a basic personal tool set (e.g., Drill, screwdrivers, wrenches, tape measure).
- The employee is frequently required to walk; climb or balance; crawl; stoop, kneel, crouch, or crawl; and talk or hear. The employee will use hands to finger, handle, or feel; and reach with hands and arms.
- The employee must regularly lift and/or move up to 10 pounds, frequently lift and/or move up to 50 pounds, and occasionally lift and/or move more than 100 pounds.
- Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
- The employee will occasionally be required to lift and manipulate moderately heavy-to-heavy objects such as parts (up to 50 pounds) and perform other similar actions during the course of the workday.
- The employee will occasionally be required to lift 5-10 lbs overhead.
- The employee will be expected to climb, inspect, work on and dismount heavy construction equipment daily.
- The employee will frequently be required to push, pull, and hinge at the waist to inspect both equipment and parts and make equipment repairs.
- Stand for long periods of time.
- Use heavy power tools daily.
