The Maintenance Technician assists the Manager in maintaining the physical integrity of the TRIAD 1828 Corporate headquarters. This involves ensuring a safe, secure and comfortable working environment for the tenants of the building. The Maintenance Technician will carry out the duties in a safe manner, and in addition to the duties described herein, will perform other duties as requested by the Manager.
The Maintenance Technician must provide exceptional customer service while assessing and repairing the building.
Work hours are Monday through Friday, 7:00 am to 4:00 pm.
Responsibilities- Must be knowledgeable of pertinent laws and regulations including EPA and OSHA regulations governing proper storage and management of hazardous materials, solvents, flammables, caustics and refrigerant.
- Must be aware of the condition throughout the property and immediately initiate action to correct unsafe conditions; e.g., entrance doors, loose stair treads, open holes, broken/burned out exterior lights.
- Perform basic and some advanced HVAC repairs to heating and cooling systems.
- Perform basic electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, and light plumbing work, such as clearing stoppages, replacing fittings.
- Perform carpentry work, such as adjusting doors, replacing and building shelves, stripping and refinishing floors, and interior painting.
- Perform taping, caulking, interior painting, and have the ability to make minor drywall repairs.
- Ensure flooring is properly cared for by prepping for stripping, waxing and cleaning of floors. Must be skilled in the use of machinery such as a buffer and competent in proper mixing of chemicals.
- Assist in custodial and grounds work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc., in common areas.
- Respond to work orders and general building concerns in a timely and professional manner.
- Complete accurate records regarding preventive maintenance and work orders.
- Report any maintenance or related concerns to manager and/or supervisor in a timely manner.
- Be aware and operate within OSHA standards and company safety policies and procedures at all times.
- Keep knowledge of inventory levels of spare parts and supplies and inform Maintenance Supervisor and Facility Manager of shortages.
- Perform other duties as assigned.
- HVAC certification preferred.
- Preferred one‑year experience or training in carpentry, light plumbing work, light electrical work, painting, refurbishing and cleaning, air‑conditioning.
- Proven knowledge and application of codes, laws, and regulations.
- Must be able to pass a background investigation and drug test screening.
- High School Diploma or GED.
- Valid Driver’s License with an acceptable driving record.
- All specific certifications required by law.
- Must successfully complete all required courses, classes, and training provided by Michaels.

- Interact with co‑workers, supervisors, vendors, residents, guests, and the public in a professional and pleasant manner.
- Be knowledgeable and skilled in the safe use of maintenance tools.
- Must be able to work 40 hours per week, including evenings, weekends and holidays if required for emergency, on‑call or scheduled shifts. Overtime may be required.
- Must be able and eligible to drive a vehicle for picking up replacement parts and supplies if required.
- Will be exposed to dust, dirt, solvents, paint and other cleaning supplies.
- Will be required to use hand and power tools in a safe manner.
- Will be required to use eye protection when required for safe job performance.
$22.00 Per Hour
