Lease Auditor
The Lease Auditor is responsible for reviewing commercial lease agreements and related financial transactions to identify billing discrepancies, over payments, and opportunities for cost recovery. This role analyzes lease documents, validates payment obligations, and partners with internal stakeholders and third parties to resolve discrepancies and recover funds. The ideal candidate is analytical, detail-oriented, and experienced in lease interpretation, financial analysis, and contract compliance.
Responsibilities
- Audit commercial lease agreements, amendments, and related documentation to verify compliance with contractual terms
- Review rent payments, operating expenses, and other lease-related charges to identify over payments and billing discrepancies
- Investigate lease obligations and financial transactions to ensure payment accuracy and compliance
- Document audit findings and prepare supporting analyses for cost recovery claims
- Coordinate with landlords and third-party partners to facilitate recovery of overpaid funds
Financial Analysis & Reporting
- Prepare detailed reports summarizing audit results, recovery opportunities, and realized savings
- Track audit activities, recovery efforts, and project status to ensure timely completion
- Analyze financial data to identify trends, recurring issues, and opportunities to improve lease cost management
- Provide management with regular updates on audit progress and recovery performance
Project Management & Process Improvement
- Manage multiple lease audit and cost recovery projects simultaneously while meeting established deadlines
- Prioritize audit activities based on financial impact and business objectives
- Identify opportunities to improve audit processes, internal controls, and lease administration practices
- Support implementation of process improvements that enhance efficiency and reduce future billing errors
Cross-Functional Collaboration
- Partner with Real Estate, Lease Administration, Finance, Legal, and external stakeholders to resolve lease-related issues
- Present audit findings, recovery opportunities, and recommendations to management and business partners
- Participate in strategic planning discussions related to lease auditing, compliance, and cost recovery initiatives
- Support additional lease administration and financial projects as needed
Qualifications
Required
- 2+ years of experience in lease auditing, lease administration, commercial real estate, accounting, finance, or a related field
- Strong ability to interpret commercial leases, amendments, legal agreements, and financial documentation
- Experience analyzing financial transactions and identifying discrepancies
- Strong negotiation, analytical, and problem-solving skills
- Proficiency in Microsoft Office, including Excel, Word, and Access
- Excellent organizational skills with exceptional attention to detail
- Strong written and verbal communication skills
- Ability to manage multiple projects and priorities independently
Preferred
- Bachelor's degree in Business, Accounting, Finance, Real Estate, or a related field
- Experience with lease management or ERP systems such as Lucernex, People Soft, or similar platforms
- Experience with commercial lease compliance, cost recovery, or audit functions
- Knowledge of lease accounting principles and commercial real estate operations
