This is a full-time, on-site position located in Canton, MA. Responsible for the quality assurance and accuracy of residential mortgage loan transactions to meet regulatory and investor requirements for the bank. Work with investors to identify and clear discrepancies identified in the secondary market purchase process. Communicates directly with all roles within mortgage lending to resolve issues.

Special requirements: 3-5 years Residential Lending Operations experience. Preferred experience with portfolio, secondary market and government loan programs.

• Examine executed Portfolio closed loan file documentation to assure transaction was closed as approved by underwriting, regulatory, bank requirements. Work with investors post-closing review to ensure accuracy and compliance. Track trailing documents, such as recorded mortgages, title insurance, MLC, log in encompass, and send to investor.
• Monitor secondary market pipeline reports to ensure on-time delivery of loans held for sale. Manage delivery pipeline to ensure follow-up and approval of all suspense items to ensure timely funding. Prepare and submit investor, government insurers and MI audit packages as requested. Address and respond to discrepancies as required.
• Track and compile investor related issues and document in Encompass for management for review and accountability enforcement.
• Reconcile investor suspense or compliance suspense findings. Interact and follow-up directly with customers, settlement agents, processors, underwriters, closers or loan officers to provide documentation or clarification or correction to clear the suspense item.
• Post purchase transfers, by validating, confirm servicing transfers utilizing Mortgage Electronic Registration System (MERS) as applicable. Send out transfer of servicing letters, MERS, flood, and Mortgage Insurance.
• Mers, quarterly attestation, annual payoffs, and track internal payoffs.
• Collect interim servicing payments, pay taxes, insurance, and mortgage insurance.
• Act as liaison to 3 rd party vendors in the completion of routine audits. QC post close with Healy and Healy and pre-close with Spillane Consulting. Work directly with Freddie Mac and Mortgage Insurers to upload documentation for audit purposes.
• Review HMDA on all closed loan files for accuracy.
• Serve as a back for General Ledger reconciliation. Reconcile purchase advices for accurate settlement including unpaid principal balances, interest, price fees, escrows payment etc.).
• Serve as a back up to the loan closer function.
