I. University Overview

Reporting to the Facilities Director, the Facilities and Maintenance Manager oversees daily operations for building systems, including mechanical, electrical, and life safety. This role manages maintenance, housekeeping, and grounds staff while developing departmental policies and coordinating the preventative maintenance program to ensure efficient university operations. The Facilities and Maintenance Manager implements maintenance policies, supervises and mentors staff, and coordinates external contractors for University-wide repairs and projects.
IV. Essential Duties and Responsibilities
- Manages facility operations and preventative maintenance programs to ensure University infrastructure reliability.
- Oversee the work order system and updates preventative maintenance routines based on manufacturer standards.
- Leads technical discussions regarding building systems for both staff and senior management.
- Inspects facilities and reviews service requests to monitor the progress and quality of maintenance work.
- Evaluates contractor performance for specialized services including HVAC, plumbing, electrical, and elevators.
- Coordinates procurement of supplies and materials needed for maintenance activities.
- Manages the annual budget for the maintenance department.
- Handles fiscal tasks, including preparing purchase orders for external trades and professional services.
- Assists with capital planning for renewal projects and ensures compliance with university bidding and purchasing rules.
- Collaborate with Project Managers to oversee external construction and identify tasks that can be completed more economically by internal staff.
- Participate in committees and task forces to communicate information regarding facility programs and services.
- Responds to emergencies as required, including after-hours situations.
- Directs housekeeping, grounds, and service personnel as requested by the Facilities Director.
- Performs other related duties as assigned to support the department.
- Monitors safety compliance, ensuring all activities meet PPE, ADA, and OSHA regulations.

Interpret blueprints, maps, and technical drawings to guide long-range renovations. - Policy & Planning:
Develop operational policies, cost estimates, and maintenance schedules for multi-site facilities. - Financial & Project Management
- Fiscal Oversight:
Manage OpEx/Cap Ex budgets, procurement, and the bidding process. - Contract Administration:
