We are seeking a dedicated On-Site Community Association Manager to serve one of our premier communities in Canton, Georgia.
Position OverviewWe are seeking an experienced, licensed On-Site Community Association Manager to serve as the day-to-day leader of a single community association in Canton (30114). Unlike a portfolio role, this position is dedicated to one community — you'll be the face of the association, working on-site each day to manage operations, amenities, vendors, and homeowner relations. The role also includes regular visits to our Atlanta office for team collaboration, training, and company meetings.
An active Georgia CAM, Salesperson, or Broker license is required — this is not a role we can offer to unlicensed candidates.
Responsibilities- Serve as the primary on-site point of contact for the Board of Directors, homeowners, and vendors.
- Oversee day-to-day operations of the community, including amenities, common areas, and facilities.
- Conduct regular property inspections to assess conditions, identify maintenance needs, and address covenant violations.
- Supervise on-site vendor performance, including landscaping, pool, janitorial, and maintenance contracts, ensuring work meets company and client standards.
- Ensure emergency situations are addressed promptly and effectively.
- Foster positive relationships with homeowners and community members and maintain a visible, professional presence in the community.
- Prepare and present regular reports to the association Board of Directors.
- Attend and support Board meetings, annual meetings, and committee meetings, including evening meetings as required.
- Maintain accurate records and documents for the association, including meeting minutes, contracts, and correspondence.
- Respond to homeowner inquiries and concerns in a timely and professional manner.
- Coordinate and oversee vendor contracts and services, and assist in negotiating and executing contracts as required.
- Collaborate with the Fieldstone Realty Partners team to provide seamless service to the client.
- Prepare the annual budget and manage the financial operations of the association in accordance with the approved budget.
- Report all assessments and other charges due by Owners, maintaining checking, savings, and other income accounts.
- Approve all disbursements from assessments collected for normal recurring expenses as provided in the budget.
- Furnish a monthly financial statement that includes all income and expenses.
- Handle special assessments and additional administrative and collection charges when required.
- Become familiar with and retain a working knowledge of the community's Covenants, By-Laws, and Design Guidelines.
- Maintain communication with the Board of Directors/Architectural Review Board and provide advisement on all Covenant Violations or Modifications when requested.
- Write and send Covenant Violation letters as needed, as agreed upon by the Board of Directors and/or Covenants Committee.
- Serve as a liaison between the Board of Directors and the Association's attorney regarding Covenant issues.
- Maintain and provide access to all files pertaining to Covenant Violations and Modifications.
