Description

Requirements Preconstruction Coordination
  • Support the preconstruction team throughout project planning, budgeting, and procurement activities.
  • Coordinate project schedules, deliverables, and deadlines to ensure timely completion of preconstruction activities.
  • Maintain organized project files, bid documents, contracts, specifications, drawings, and correspondence.
  • Assist with budget development, cost tracking, and value engineering efforts.
Quantity Take-Offs & Estimating Support
  • Perform detailed quantity take-offs from construction drawings and specifications.
  • Review plans for completeness and identify potential scope gaps or conflicts.
  • Maintain accurate take-off records and supporting documentation.
Submittals & Documentation Management
  • Track and manage preconstruction submittals, RFIs, product data, and supporting documentation.
  • Ensure all required project documentation is submitted, reviewed, and approved within established timelines.
  • Maintain document control systems and project tracking logs.
  • Coordinate distribution of updated plans, specifications, and revisions to project stakeholders.
Meeting Coordination
  • Schedule, organize, and facilitate preconstruction meetings with internal teams, and subcontractors.
  • Prepare meeting agendas, presentations, and meeting minutes.
  • Track action items and follow up to ensure completion of assigned tasks.
  • Assist with project kickoff and turnover meetings transitioning projects into construction.
Schedule & Deadline Management
  • Monitor project schedules and ensure preconstruction deliverables are completed on time.
  • Proactively identify potential schedule risks and communicate concerns to project leadership.
  • Track critical milestones and maintain accountability among project stakeholders.
  • Support smooth project transitions from preconstruction to operations.
Qualifications Education
  • Associate's or Bachelor's degree in Construction Management, Engineering, Architecture, Business, or a related field preferred.
  • Equivalent industry experience may be considered in lieu of formal education.
Experience
  • 2–5 years of experience in construction preconstruction, estimating, project coordination, or project administration.
  • Experience with multifamily, mixed-use, or commercial construction projects preferred.
  • Familiarity with construction drawings, specifications, and building systems.
Skills & Competencies
  • Strong knowledge of quantity take-offs and construction estimating principles.
  • Excellent organizational and time management skills.
  • Ability to manage multiple projects and deadlines simultaneously.
  • Strong communication and interpersonal skills.
  • Detail-oriented with a high level of accuracy.
  • Ability to work independently and collaboratively within a team environment.
  • Problem-solving mindset with strong follow-through.
Software Proficiency
  • Microsoft Office Suite (Excel, Word, Outlook, PowerPoint)
  • Bluebeam Revu
  • Autodesk & Procore
  • Plan Swift, On-Screen Takeoff, or similar take-off software
  • Construction management and estimating software platforms
Preferred Qualifications
  • Experience with large-scale multifamily, podium, wrap, garden-style, or mixed-use developments.
  • Knowledge of subcontractor procurement processes.
  • Familiarity with budgeting, value engineering, and cost analysis.
Physical Requirements
  • Ability to sit, stand, and work at a computer for extended periods
Success Metrics
  • Accuracy and completeness of quantity take-offs.
  • Effective coordination of preconstruction meetings and action items.
  • On-time completion of preconstruction deliverables.
  • Successful transition of projects from preconstruction to construction operations.
