• Working knowledge of HVAC, plumbing, electrical, fire protection, energy management systems with experience in maintenance in the property management industry or similar industry.
• Experience with computers, Internet and email.
• Proven experience in the following is required:
  • Ability to interact well with co‑workers, supervisors, guests, vendors, contractors, residents and the public in a professional and pleasant manner.
  • Good organizational and verbal skills.
  • Ability to accurately perform basic mathematical functions.
  • Strong customer service skills.

• Adhere to FLF's Maintenance, Emergency Procedures, Leasing and Marketing, Management and Operations manuals along with the Team Member Handbook.
• Perform all tasks in a safe manner and provide customer service.
• Handle service requests, suite turnovers and assist with outside vendors as assigned by the Property Manager.
• Assist in all phases of apartment and property maintenance, including plumbing, carpentry, appliance repair, electrical and heater maintenance, painting, etc.
• Maintain an organized workplace and shop.
• Report parts or supplies that need to be ordered to the Manager and, with permission, order the approved supplies.
• Inventory supply shipments and put away stock, giving packing slip to the Community Manager.
• Report issues involving safety, property maintenance and unresolved maintenance issues to Manager in a timely manner.
• Assist in the upkeep of the interior and exterior of the property.
• Ensure lighting replacement and trash maintenance of outside grounds.
• Comply with all training requirements set forth for this position.

• Will need to be on feet (66% to 100%).
• Will need to perform the following physical activities (66% to 100%):
  • Example: bend/stoop/squat/kneel – Perform routine office duties such as filing into high and low cabinets; picking up debris.
  • Climb stairs: Routine duties require access to upper floor suites and interior suites with multiple levels; will need to climb and work from a ladder.
  • Push or pull and standing and walking: Move equipment, furniture, and open/close doors.
  • Reach above shoulders: Perform routine maintenance repairs, paint, stock, and remove equipment.
  • Grasp/grip/turning and finger dexterity: Handle maintenance tools, nails, open/close ladders, perform routine maintenance/repairs, use telephone, 2‑way radio.
• Lifting/carrying (supplies, resident packages, files, etc.):
  • Over 150 lbs.:
    Rare need (less than 1%).
  • Between 75 – 150 lbs.:
    Occasional need (1% to 33%).
  • Between 25–75 lbs. / Between 1–25 lbs.:
    Frequent need (33% to 66%) / Constant need (66% to 100%).

NOTE:

Lifting and carrying of weights exceeding 50 lbs. is often accomplished with assistance from one or more persons. Examples of heaviest items lifted include large furniture, desks, bookcases, etc. Wear personal protective gear such as a provided back brace, when necessary.

• Must be able to complete forms, review reports and enter data on the computer.
• Will need to observe areas needing attention/correction.
• Read cautionary labels, respond to written instructions from staff.
• There will be a frequent need to see things clearly beyond arm’s reach.

• Constant requirement to give information and receive instructions from residential management (33% to 66%).
• Ability to read, write and understand English.
