Aboutthe role
The Marketing Manager is responsible for creating and executing marketing strategies and campaigns that elevate the centre’s profile, strengthen tenant brands, and deliver measurable commercial results. This role requires innovation, creativity, and accountability — embodying EBM’s ethos of being “unsame” in the way we design, communicate, and engage. The Marketing Manager builds strong connections between landlords, tenants, shoppers, and the community.
Success in this role is measured not only by footfall and sales growth, but also by the ability to deliver unique experiences that reflect EBM’s values and position the centre as an extension of our clients’ brand promise.
Education & Experience
- Grade 12 (Matric) essential.
- Tertiary qualification in Marketing, Business, or related field preferred.
- 5+ years’ marketing experience, ideally in retail/shopping centres or FMCG.

- Excellent written and verbal communication (English).
- Strong digital and social media capability.
- Commercial awareness and project management ability.

Sales Support & Activation Management
- Support the Non-GLA Sales team by managing the operational aspects of kiosks, court spaces, and exhibition events.
- Act as the onsite liaison for court space activations, ensuring designs are approved, house rules are adhered to, and setups/strikes are executed on time.
Operational Coordination
- Ensure weekly setup lists are signed off, audited, and submitted to the Operations team within the expected time frames.
- Monitor and report on activation performance and compliance.
Compliance & Trader Management
- Ensure all traders are compliant with house rules and EBM terms and conditions.
- Conduct regular audits and follow-ups to maintain high standards of trading and presentation.
Stakeholder Engagement
- Collaborate with internal departments (Sales, Operations, Marketing) to ensure alignment and smooth execution of onsite activities.
- Provide feedback and recommendations for improving activation processes and trader engagement.
Budget Management
- Develop a marketing budget aligned with the approved marketing strategy.
- Collaborate with the finance team and senior managers to track, report, and manage marketing spend.
- Ensure marketing expenditure remains within the allocated and approved budget.
- Adhere to the required approval processes for all financial decisions.
- Manage the process of obtaining quotes, purchase orders, and invoices.
- Coordinate procurement, invoice approvals, and reconciliations with the finance team to ensure timely payments.
HR and Staff Management
- Report to the General Manager and EBM Head Office to ensure alignment with broader property and marketing strategy.
- Ensure marketing activities follow EBM best practices, performance standards, and approval protocols.
Management of team
- Delegate tasks appropriately, while maintaining accountability for team deliverables.
- Monitor progress and provide ongoing feedback to ensure high-quality outcomes.
Decision-Making Authority
- Works independently within agreed budgets, mandates, and strategic frameworks.
- Makes day-to-day marketing decisions, escalating strategic or financial issues when necessary.
Scope of Role
- Marketing delivery for designated shopping centre(s).
- Events and campaign management across multiple stakeholders.
- Responsibility for centre marketing budget and reporting.
- Direct liaison with tenants, landlords, agencies, and shoppers.
