• Manage all aspects of the construction project from pre‑construction to final close‑out, including profit and loss, labor management, documentation and safety records.
• Respond to formal bid requests and create proposals based on RFP from the client, including a project schedule.
• Review plans for scope, develop scope sheets and submit accurate bids to RFP, build schedules with milestones and deliverables at contract negotiations.
• Ensure accuracy of startup sheet, budget with proper job costs and scope coverage.
• Negotiate and award subcontracts prior to issuance to avoid scope gaps.
• Create RFIs, owners change orders, and submit to architect/client; track responses and determine cost and schedule implications, generating appropriate change orders.
• Generate submittals/procurement schedule and ensure accuracy of internal logs.
• Ensure all pay applications meet contract payment terms.
• Review, approve or reject subcontractor and supplier invoices for progressive and final payments.
• Build outstanding relationships with clients and communicate with them throughout all phases of a project.
• Complete closeout within 45 days of project turnover.

• Works in a corporate environment and at project job sites.
• Requires standing, walking, sitting, using hands for manual tasks, climbing, balancing, stooping, kneeling, crouching, crawling, and occasionally lifting or moving up to 20 pounds.
• Sedentary work involves sitting most of the time (8+ hours).
• Requires coordination of wrists, hands, and fingers for computer work.
• Requires close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.

• Minimum 5 years of project management experience with a general contractor independently managing diverse projects.
• 4+ years of experience in high‑end restaurant construction (ground‑up, TI, remodels) highly preferred.
• Proven experience managing and estimating multiple projects and project teams.
• Strong computer skills – MS Project, Bluebeam, Plan Grid, Raken, MS Office (especially Excel) and Timberline.
• Bachelor's Degree in construction management, architecture, engineering or related field.
• Must be willing to travel up to 25%.
