Position Summary

Texas Inter-Faith Management/40i is a nonprofit organization affiliated with The Inter-Faith Group (IFG), an alliance of seven independently operated nonprofit organizations that share a collective mission to create quality affordable housing and provide supportive services to families.

We are seeking a full-time Maintenance Technician for one of our properties in Carlsbad, New Mexico
. The ideal candidate is proactive, dependable, self-motivated, honest, and takes pride in maintaining a safe, clean, and welcoming community for our residents.
Candidates should have previous apartment or multifamily maintenance experience, including experience with plumbing, electrical repairs, painting, drywall, appliance repair, make-ready/turnover maintenance, and general property upkeep. Current HVAC certification is required.
Job Type: Full-time

Schedule:

Monday–Friday, 8-hour shifts, with on-call responsibilities, weekend availability, and possible overtime as needed.

Essential Duties & Responsibilities Responsibilities include, but are not limited to:
  • Perform general maintenance and repairs throughout the property, including residential units, common areas, building interiors, and exterior areas.
  • Complete resident service requests accurately and in a timely manner, with the goal of responding to service requests within 24 hours.
  • Troubleshoot and complete repairs involving plumbing, electrical systems, appliances, HVAC systems, drywall, painting, carpentry, cabinets, doors, fixtures, and other building components.
  • Prepare vacant apartment homes for new residents by completing make-ready and turnover work efficiently and according to company standards.
  • Perform HVAC maintenance and repairs in accordance with applicable certification and EPA requirements.
  • Replace plumbing fixtures, light fixtures, electrical components, and other property equipment as needed.
  • Complete sheetrock/drywall repairs, interior painting, touch-ups, and other unit preparation work.
  • Perform basic carpentry repairs, including cabinets, doors, trim, and related items.
  • Assist with preventive maintenance programs for building interiors and exteriors, HVAC systems, lighting, pools, fitness equipment, and other property systems and amenities.
  • Regularly inspect building systems and property conditions, including fire, electrical, security, and other safety-related systems, and report unsafe conditions to the appropriate supervisor.
  • Maintain property grounds and common areas to company standards for cleanliness, appearance, safety, and functionality.
  • Follow OSHA requirements, company safety procedures, and all applicable safety standards.
  • Properly store and handle flammable, hazardous, and maintenance-related materials.
  • Maintain an appropriate inventory of maintenance tools, equipment, parts, and supplies.
  • Communicate professionally and effectively with residents, coworkers, supervisors, vendors, and contractors.
  • Assist with emergency maintenance situations and participate in the property's on-call rotation as required.
  • Respond to the property on short notice when necessary for urgent or emergency maintenance needs.
  • Perform additional maintenance-related duties and responsibilities as assigned.
Minimum Qualifications
  • Previous experience as an Apartment Maintenance Technician, Make-Ready Technician, Maintenance Assistant, or in a similar maintenance role.
  • Hands-on experience with plumbing, electrical repairs, painting, appliance repair, drywall, carpentry, and general building maintenance.
  • Experience with apartment make-ready and unit turnover is strongly preferred.
  • Current HVAC certification required.
  • Knowledge of HVAC systems and applicable EPA requirements.
  • Ability to troubleshoot maintenance issues and determine appropriate repairs.
  • Strong attention to detail and commitment to quality workmanship.
