Property Accountant – Commercial Real Estate
The Property Accountant supports the accounting and administrative functions for a portfolio of real estate properties. This role is responsible for accounts payable and accounts receivable. This role assists in financial reporting, reconciliations, and maintaining accurate tenant and property records. The ideal candidate is detail-oriented, organized, and comfortable working with numbers in a fast-paced environment.
Key Responsibilities Accounting Support- Manage accounts payable processing, including invoice entry, coding, and vendor communication.
- Manage tenant receivables, base rent, additional rent, and security deposit accounting.
- Prepare and post basic journal entries under guidance from the Senior Property Accountant.
- Support accounts receivable functions, including rent posting, tenant ledger updates, and deposit processing.
- Help maintain accurate property financial files and documentation.
- Assist in preparing monthly bank reconciliations.
- Support the month‑end close process by gathering data and reviewing transactions.
- Help prepare financial reports such as income statements, budget comparisons, and variance explanations.
- Maintain spreadsheets and accounting schedules as needed.
- Assist with annual budgets and forecasts for commercial properties.
- Assist with tenant billing questions, account updates, and statement requests.
- Support vendor onboarding, W‑9 collection, and insurance tracking.
- Communicate with property managers to resolve billing and coding issues.
- Interpret commercial lease terms including base rent, CAM, tax, and insurance recoveries.
- Enter leases and lease amendments.
- Prepare and review annual CAM, tax, and insurance reconciliations and tenant bill-backs.
- Respond to tenant and property manager inquiries regarding billings and reconciliations.
- Maintain organized electronic filing system.
- Assist with audits by preparing requested documents.
- Support special accounting or property management projects as assigned.
- Bachelor’s degree in Accounting.
- Familiarity with property management accounting systems (Yardi) preferred.
- Strong attention to detail and accuracy.
- Proficiency in Microsoft Excel, Word, and general computer applications.
- Ability to learn accounting software quickly.
- Excellent organizational skills and the ability to meet deadlines.
- Strong communication skills, both written and verbal.
- Ability to work independently and collaboratively.
- Office‑based with standard business hours; may require occasional overtime during month‑end deadlines.
- Collaborative team environment within accounting and property management teams.
