Responsibilities- Review civil construction drawings and provide feedback to engineering consultants to ensure construction plans are consistent with Lennar's standards and requirements.
- Work with Project Managers to keep development budgets current and accurate.
- Oversee work bidding to secure the best price, quality, and performance according to applicable standards.
- Issue contracts and work orders, ensuring they are correctly entered into the system and applied to the correct budget and line items.
- Track issued contracts and work orders against the development budget.
- Assist in forecasting expenditures for cash‑flow modeling purposes.
- Monitor macro trends in the materials/supplier base and implement plans to respond to increasing costs.
- Manage relationships with vendors and suppliers to build effective partnerships.
- Process and provide purchasing‑related information (e.g., bid documents, tabulations, forecasts, specifications, contracts, etc.) to update and coordinate with other departments.
- Assist in preparing development cost estimates with the land acquisition team to determine feasibility of land‑development opportunities.
- Maintain purchasing information, files, and records to ensure documentation availability and policy compliance.
- Maintain and update Project Manager ratings of individual vendor performance.
- High School Diploma or equivalent required; college degree in civil or geotechnical engineering preferred.
- Minimum 3 years in raw land development, civil engineering, value engineering, or estimating; off‑site purchasing experience highly preferred.
- Experience with infrastructure, scope development, grading, and environmental work highly preferred.
- Superior analytical and communication skills.
- Significant knowledge of the residential development and home‑building industry highly preferred.
- Sound financial management and project‑management skills.
- Strong negotiating and influencing skills.
- Experience with JD Edwards accounting systems and Build Pro payment and scheduling software highly preferred.
- Experience with on‑screen takeoff applications such as Bluebeam or Planswift.
- Valid driver’s license with a good driving record.
- Ability to read and interpret blueprints and civil engineering plans.
Regular, in‑person attendance at company communities, job sites, and offices during normal work hours is essential. Must be able to work more than eight hours per day in a confined construction trailer, operate a motor vehicle, read plans, climb stairs and ladders, bend, stoop, reach, lift, move, and/or carry equipment that may exceed 50 pounds. Occasional operation of construction equipment may be required, and finger dexterity is needed to operate a computer keyboard and calculator.
