Maintenance Handyman Property Management

The Maintenance Handyman plays a key role in preserving and enhancing the quality of the portfolio by delivering timely, professional, and high-quality maintenance, repair, and renovation services. This position supports both resident satisfaction and asset performance while contributing to the continued growth and success of the maintenance division. Success in this role is demonstrated through well-maintained properties, exceptional service to residents and property owners, accurate documentation, and a commitment to operational excellence.

• Perform routine maintenance and repairs on residential properties.
• Complete basic HVAC, electrical, and plumbing tasks within scope.
• Conduct handyman finishing work, including drywall repair, painting, and carpentry.
• Respond to maintenance requests in a timely and professional manner.
• Diagnose issues and implement practical, cost-effective solutions.
• Ensure all work meets safety standards and company quality expectations.

• This position requires availability for on-call service work, including evenings and weekends, if maintenance issues arise.
• Be available for after-hours emergency calls when scheduled or required.
• Respond promptly to urgent maintenance situations.
• Resolve emergency issues professionally and efficiently.
• Communicate clearly with tenants and management during emergency situations.
• Failure to meet on-call response expectations may be considered a failure to meet position standards.

• Produce quotes for larger repairs, unit turnovers, and renovations.
• Source and coordinate subcontractors when necessary.
• Manage subcontractor accountability, site coordination, and follow-ups.
• Ensure all renovation projects are completed on time and within scope.
• Identify opportunities to increase maintenance division revenue.

• Work independently to schedule work directly with tenants while communicating with the PM team.
• Take clear before-and-after photographs of all completed work.
• Upload all documentation and details to the Buildium system under the correct property profile.
• Maintain organized records of all materials and receipts by property.
• Document all tenant communications within the Buildium portal.
• Maintain basic computer competency for documentation, quoting, and internal reporting.

• Call and book potential handyman clients from company-generated leads.
• Represent Solutions Property Management professionally when interacting with potential new clients.

• Have proven experience in maintenance or a related trade.
• Possess knowledge of HVAC, electrical, and plumbing systems.
• Own a reliable vehicle.
• Provide and maintain personal tools required for the role. Consumables will be provided by SPM.
• Maintain a valid driver’s license with a clean driving record.
• Own and maintain a functional smartphone capable of taking photos and uploading to Buildium.
• Demonstrate strong time management and independent work capability.
• Be willing and able to participate in evening and weekend on-call rotations when required.
