Job Summary

Reporting to the HVAC/R Superintendent, this Intermediate level position works Monday through Friday from 7:30 am to 4:00 pm. The role requires availability for nights or weekends to address emergency service needs. Responsibilities include preventative maintenance, repair, service, and installation of residential and commercial HVAC/R systems and related building components using hand and power tools. Additional duties involve troubleshooting, pipe‑fitting, refrigeration systems, and plumbing for institutional, commercial, and residential buildings.

The position may involve moderate complex troubleshooting and repair tasks and may require other duties as requested by the supervisor, subject to reasonable accommodation.

Responsibilities

Maintenance Duties

Performs scheduled Preventative Maintenance (PM) and accurately completes corrective and repair tasks on HVAC/R systems, building control systems, appliances, and plumbing within established time frames. Follows instructions and standard maintenance procedures, checks work for mistakes, and ensures proper operation before completion. Operates heavy machinery such as scissor lifts, boom trucks, and forklifts. Assists other trades with maintenance, repair, and troubleshooting of all physical plant components, including electrical, electronic, pneumatic, hydraulic, plumbing systems, minor carpentry repairs, utility distribution, and underground locates.

Technical Duties

Inspects buildings, fixtures, machines, and other structural units, noting repair needs. Identifies problems, determines solutions, and works to resolve issues. Plans, schedules, prioritizes, and manages work orders; maintains accurate records; performs inspections and facility assessments; completes reports on findings. Communicates clearly with diverse groups and works under constant interruptions while maintaining mechanical aptitude.

Tool, Shop, Safety and Compliance Duties

Maintains tools, equipment, materials, and supplies; manages stock and safety equipment in storage areas. Follows prescribed safety procedures, NFPA, ADA, OSHA, EPA regulations. Handles hazardous materials per established safety procedures, reports all incidents, and participates in safety meetings and training.

Team Work and Personal Development

Works alone or with a team on special assignments or events. Assists in hiring, onboarding, and training new staff. Participates in department‑provided training and learning opportunities, completing required training on time.

Required Qualifications

Educational Requirements:

High School Diploma or GED.

Required Experience:

Minimum five (5) years of HVAC/R experience in residential and commercial trades OR two (2) years of vocational trades training combined with three (3) years of field HVAC/R experience. Must pass EPA universal refrigerant recovery certification within six (6) months of employment. A valid driver’s license is required.

Preferred Educational

Qualifications:

High School Diploma or GED.

Preferred Experience:

Degree, diploma, or professional certificate equivalent to a two‑year HVAC/R trade program; additional credentials such as NATE, RSES, backflow license, VRF/VRV certification, or others. Experience in a university, health care, or school maintenance environment is preferred. Minimum seven (7) years in an HVAC/R service or construction maintenance trade is also preferred.

Proposed Salary

$19.61 – $21.50 per hour, paid bi‑weekly.

Knowledge, Skills, & Abilities
  • Performs skilled trades work in preventive maintenance, service, and repair of university buildings.
  • Follows instructions, coordinates trade activities, remains well organized, multitasks, and adapts to changing priorities.
  • Lifts up to 50 lbs., climbs ladders and scaffolds, works in confined spaces, rooftops, and open areas.
  • Reads and understands technical drawings, specifications, and written work instructions.
  • Applies safety regulations, OSHA, and EPA standards; handles hazardous materials.
  • Understands commercial HVAC/R codes, interprets technical information, and troubleshoots complex maintenance issues.
