Maintenance Technician

Salary: $23 to $25 per hour

Schedule:

Monday-Friday, 8:00 am–5:00 pm

• Perform maintenance functions including repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance, and other systems as directed by the supervisor or property manager
• Carry out general carpentry duties such as wallboard repair, counter top/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair
• Perform proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, golf‑cart, elevator and more
• Maintain work order system by verifying all orders are completed in a timely manner to company standards and resident satisfaction
• Inspect property grounds, buildings, and common areas to maintain safety and cleanliness standards and identify issues requiring maintenance, repair or replacement
• Assist with property emergencies such as snow removal, inclement weather emergencies, fires and floods
• Promptly communicate with maintenance leadership regarding all maintenance issues at the property
• Observe and promote safety and risk management in accordance with local, federal, state and company rules and regulations
• Participate in emergency on‑call/after‑hours assignments and adhere to established response times
• Promote customer satisfaction by maintaining cleanliness and curb appeal, interacting courteously and professionally with residents
• Build and maintain a positive, collaborative relationship with residents, other properties and agencies
• Maintain a professional demeanor and appearance at all times, and promote the same to the team
• Adhere to all components of the company risk management program

• High school diploma or equivalent required
• At least one year of experience in the property management industry or a directly related field
• Possess general maintenance and general carpentry skills

• Valid driver’s license, clean driving record and current auto insurance required
• Ability to read, write and understand English
• Ability to use general office equipment such as telephone, fax machine, printer, copier, and key track system
• Excellent customer service and interpersonal skills
• Strong organizational and time‑management skills
• Ability to multi‑task
• Basic mathematical skills
• Ability to cope with and defuse situations involving angry or difficult people
• Ability to maintain confidentiality
• Maintain professional appearance and comply with uniform policy
• Comply with all safety requirements
