Job Title
Maintenance Technician
Compensation & ScheduleSalary: $23 to $25 per hour
Schedule:
Monday-Friday, 8:00 am–5:00 pm

- Perform maintenance functions including repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance, and other systems as directed by the supervisor or property manager
- Carry out general carpentry duties such as wallboard repair, counter top/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair
- Perform proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, golf‑cart, elevator and more
- Maintain work order system by verifying all orders are completed in a timely manner to company standards and resident satisfaction
- Inspect property grounds, buildings, and common areas to maintain safety and cleanliness standards and identify issues requiring maintenance, repair or replacement
- Assist with property emergencies such as snow removal, inclement weather emergencies, fires and floods
- Promptly communicate with maintenance leadership regarding all maintenance issues at the property
- Observe and promote safety and risk management in accordance with local, federal, state and company rules and regulations
- Participate in emergency on‑call/after‑hours assignments and adhere to established response times
- Promote customer satisfaction by maintaining cleanliness and curb appeal, interacting courteously and professionally with residents
- Build and maintain a positive, collaborative relationship with residents, other properties and agencies
- Maintain a professional demeanor and appearance at all times, and promote the same to the team
- Adhere to all components of the company risk management program
- High school diploma or equivalent required
- At least one year of experience in the property management industry or a directly related field
- Possess general maintenance and general carpentry skills
- Valid driver’s license, clean driving record and current auto insurance required
- Ability to read, write and understand English
- Ability to use general office equipment such as telephone, fax machine, printer, copier, and key track system
- Excellent customer service and interpersonal skills
- Strong organizational and time‑management skills
- Ability to multi‑task
- Basic mathematical skills
- Ability to cope with and defuse situations involving angry or difficult people
- Ability to maintain confidentiality
- Maintain professional appearance and comply with uniform policy
- Comply with all safety requirements
- Complete and pass the Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment
