As the new Director of Finance, you will be responsible for leading all debt-related activities across the company’s real estate portfolio with an emphasis on the REIT. This role oversees property-level and corporate debt financing, refinancing, and capital structuring to support our overall operations with growth potential. The position partners closely with acquisitions, asset management, accounting, and executive leadership to optimize leverage, manage risk, and enhance portfolio returns.
This role will work closely with our Chief Financial Officer and Chief Accounting Officer, as well as our Managing Partners. The right candidate will have expertise in real estate finance including debt structures, covenants, and lender requirements. They will also be someone who can maintain existing relationships and build new ones with new lending sources. The position requires a self‑motivated individual that can thrive in a fast‑paced environment.

Pay range (salary base + bonus): $175k-250k (includes target bonus).
Location: 100% Remote.
ResponsibilitiesLender & Capital Markets Relationships:
- Oversee the REIT term loan expansion and line of credit financing process.
- Maintain and expand relationships with banks, debt funds, life companies, insurance companies, CMBS lenders, and institutional capital providers.
- Lead negotiations on loan terms, covenants, pricing, and structure.
- Monitor capital markets and provide recommendations on timing and execution of financings.
- Develop and execute on debt strategies for the REIT including the preparation to be a regular issuer of private placement bonds.
- Structure and negotiate mortgage loans and credit facilities for our various platforms and corporate credit needs.
- Evaluate fixed vs. floating rate strategies, hedging, and interest rate risk.
- Oversee all property-level debt across the real estate portfolio.
- Manage loan maturities, extensions, assumptions, and payoff strategies.
Financial Analysis & Underwriting Support:
- Analyze debt sizing, DSCR, LTV, debt yield, and cash flow coverage.
- Partner with Financial Planning and Analysis Manager, and Chief Financial Officer to underwrite financing scenarios and sensitivity analyses.
- Review and approve debt assumptions in investment models and business plans.
- Monitor compliance with loan covenants, reporting requirements, and reserve structures.
- Identify refinancing, interest rate, and liquidity risks across the portfolio.
- Work closely with accounting teams to ensure accurate debt accounting and compliance.
Reporting & Executive Communication:
- Prepare debt schedules, maturity ladders, and portfolio leverage analyses.
- Present debt strategy, risks, and opportunities to Chief Financial Officer and Managing Partners.
- Support forecasting and long-term capital planning needs.
- Bachelor’s degree in finance, Real Estate, Economics, or related field.
- Minimum 4 years of experience in real estate finance, capital markets, treasury, or investment banking (8–12+ years preferred).
- Direct experience closing debt transactions across multiple asset classes.
- Strong understanding of real estate financing including term loans, lines of credit, and bond issuance process.
- Expertise in real estate debt structures, covenants, and lender requirements.
- Advanced financial modeling and underwriting skills.
- Strong negotiation and relationship-management abilities.
- Ability to manage multiple transactions in a fast-paced environment.
- Clear, confident communication with senior leadership and external partners.
