Position Summary:
We are seeking a highly skilled and experienced Project Superintendent to oversee our residential vertical townhome construction projects in the Greater Denver Metro Area. The Project Superintendent will be responsible for day-to-day field leadership, project execution, subcontractor coordination, schedule and budget adherence, and ensuring compliance with company systems, safety protocols and quality standards. This role reports to the Project Manager and works closely with the project team to deliver projects on time, within budget, and to owner expectations.
Key Responsibilities- Provide leadership and direction onsite: supervise all field operations and subcontractor performance from startup through close-out.
- Manage schedule execution, monitor progress, anticipate issues, and proactively implement corrective actions to stay on or ahead of schedule.
- Monitor project budget, cost tracking, change directives and work with the Project Manager to identify and mitigate variances.
- Ensure compliance with safety and quality requirements, enforce company safety policies, coordinate with safety personnel and maintain a strong safety culture.
- Coordinate with subcontractors, vendors, suppliers, inspections, and third-party consultants to ensure timely delivery of scopes and quality execution.
- Conduct daily/weekly job-site review meetings, daily reports using Builder Trend.
- Work with project engineering, quality control, and commissioning teams to ensure workmanship meets specifications, drawings and contract requirements.
- Facilitate project close-out including punch-list, as-built coordination, owner turnover and warranty hand-over.
- Mentor and develop assistant field staff, provide training and guidance as required.
- Participate in pre-construction review, early planning, and mobilization, including logistics, temporary facilities, site services coordination and phasing.
- Represent the company professionally with clients, owners, architects, engineers, and subcontractors.
- Minimum 5-10 years of field construction experience in vertical building projects (commercial, multi-family, mixed-use) with at least 2 years in a Superintendent or equivalent role.
- Bachelor’s degree in Construction Management, Civil Engineering, or related field preferred, but equivalent field experience will be considered.
- Deep understanding of construction means and methods, schedule development and management, cost control, subcontractor procurement and management.
- Proven ability to manage similar projects in the approximate budgetary range (or similar complexity) in the Denver metro area.
- Excellent leadership, communication and interpersonal skills; ability to build and maintain relationships across all levels.
- Strong problem-solving skills, ability to anticipate risks and implement corrective measures proactively.
- Proficiency in construction scheduling software and Microsoft Office including online Project Management software such as Builder Trend.
- Valid driver’s license; willingness to travel to project sites as required; ability to work extended hours when project demands require.
- Salary Range: $100,000 to $130,000 annually, dependent on experience and project complexity.
