The Senior Estimator is responsible for the overall project estimate while providing leadership, training, and mentoring for their team under the Preconstruction Manager. Works with clients, architects/engineers, subcontractors/ suppliers to plan cost factors for building projects; analyzes construction documents, specifications, proposals, and other documentation to prepare time, cost, and labor estimates for projects by performing the following duties.
Job Responsibilities- Lead estimates through all phases of design, including conceptual, schematic design, design development, and construction documents.
- Prepare detailed quantity takeoffs and estimates for materials, labor, equipment, general requirements, and project-specific conditions.
- Review construction documents, specifications, subcontractor proposals, and supplier pricing to identify scope, risk, and potential gaps.
- Manage multiple preconstruction projects, estimates, and design schedules at the same time.
- Lead subcontractor solicitation, bid coverage, scope review, bid leveling, and final pricing recommendations.
- Develop bid packages, bid forms, scope sheets, and other estimating documentation.
- Coordinate estimating efforts for building systems and MEP scopes, including leading MEP estimating coordination on smaller projects.
- Identify value engineering, constructability, and budget-trending opportunities throughout the preconstruction process.
- Partner with operations and self-perform teams to evaluate project approach, production rates, manpower needs, logistics, contract requirements, and general conditions.
- Support business development and project pursuit efforts, including preliminary budgeting, RFP responses, interviews, pre-proposal meetings, and site visits.
- Lead and participate in preconstruction meetings, design workshops, and client budget presentations.
- Support subcontractor prequalification by evaluating relevant experience, capabilities, and financial qualifications.
- Assist with subcontractor negotiations, buyout, scope exhibits, awards, and the transition of awarded projects to operations.
- Maintain current estimating data, historical cost information, and market pricing.
- Mentor and support the development of Project Estimators, Estimators, and Preconstruction Engineers.
- Build strong working relationships with clients, design partners, subcontractors, suppliers, and internal project teams.
- 5–7 years of commercial construction estimating or preconstruction experience.
- Previous estimating experience with a commercial general contractor is required.
- Demonstrated experience leading estimates for complex commercial construction projects.
- Experience with delivery methods such as CM/GC, CM at Risk, Design-Build, and competitive hard-bid projects.
- Strong knowledge of commercial construction methods, building systems, materials, labor, equipment, and market conditions.
- Ability to read, analyze, and interpret construction documents, specifications, proposals, contracts, and technical information.
- Strong estimating, conceptual budgeting, quantity takeoff, bid leveling, and scope review skills.
- Experience developing estimates at multiple stages of design.
- Ability to identify scope gaps, project risks, constructability concerns, and cost-saving opportunities.
