Area Operations Director – Modernization (Southwest Area)
TK Elevator is seeking an experienced professional to lead the modernization operations for the Southwest Area. The role focuses on executing projects with efficiency, cost-effectiveness, and profitable outcomes while developing best‑practice operational processes and driving continuous improvement and growth.
Essential Job Functions- Drive and support a culture of safety across the organization, including safety training, audits, and fostering employee awareness.
- Oversee the modernization process from booking to turnover, coordinating with the AVP and branch management teams to drive initiatives.
- Review P&L and financial reports to monitor branch performance, ensuring monthly budgetary goals are met or exceeded, and manage job backlogs and fades.
- Develop, review, and approve operation plans and budgets submitted by direct reports.
- Plan, direct, and prioritize elevator modernizations according to manpower needs, ensuring operations are efficient and cost‑effective; supervise project managers and use project management software.
- Visit job sites to assess progress, troubleshoot operational issues, conduct quality audits, and meet with contractors to review progress.
- Build and maintain strong relationships with customers.
- Implement and oversee strategic fade initiatives; participate in bids of large or complex modernization jobs to ensure profitability, including pre‑bid meetings with sales representatives and technical cost calculations.
- Approve change orders, purchase orders, turnover authorizations, accounts receivable actions, write‑offs, credits, and other necessary approvals; stay current on company products and industry code requirements.
- Prioritize and support all US Field Operations and Area initiatives; participate in branch coordination meetings and interface with corporate departments and the factory.
- Provide direct project field crew oversight or project responsibilities on special tasks or projects when needed.
- Perform other duties as assigned.
- Bachelor’s degree required.
- 10+ years of directly related sales experience in the elevator or related industries preferred.
- Proven success in B2B field sales and selling services in a highly competitive market.
- Strong written communication skills for reports, contract proposals, and business correspondence.
- Analytical ability to define problems, collect data, establish facts, and draw valid conclusions to improve profitability.
- Effective presentation skills to customers and groups of people.
Salary range for candidates located in Denver, CO: $203,000–$238,000. The role offers a car allowance, fuel card, and annual incentive program.
