Aboutthe Role
As an Electrical Service Operative, you will play a pivotal role within our facilities management team, ensuring the optimal performance, safety, and reliability of electrical systems within a diverse portfolio of prestigious commercial and residential properties across London. Your responsibilities will encompass both planned preventative maintenance (PPM) and reactive maintenance tasks, fault diagnosis, and the execution of effective repairs to minimise disruption and ensure the continuous operation and safety of building occupants.
Key Responsibilities- Perform routine planned preventative maintenance (PPM) on a wide range of electrical plant and equipment, including lighting systems (including emergency lighting), power distribution boards, switch gear, generators, fire alarm systems, and control panels.
- Respond promptly and efficiently to reactive maintenance calls, diagnosing electrical faults and implementing effective, safe repairs.
- Carry out minor electrical installations, replacements, and upgrades in compliance with current regulations (e.g., BS 7671 IET Wiring Regulations).
- Conduct routine inspections of electrical plant equipment and building services to identify potential issues early and ensure optimal performance and compliance.
- Complete accurate documentation and reports for all maintenance activities, utilising tablet‑based or portal systems where applicable, including fault logs, test results, and material usage.
- Liaise professionally with clients, property managers, residents, and third‑party contractors to deliver high standards of service and ensure clear communication.
- Ensure all work is carried out in strict compliance with Health & Safety regulations, company policies, and relevant electrical safety standards.
- Provide support for other maintenance tasks as needed, potentially including general building upkeep or basic Electrical assistance.
- Participate in an on‑call rota for out‑of‑hours emergencies (details to be discussed at interview).
- Proven experience as an Electrical Maintenance Operative within a commercial or residential building services environment.
- NVQ Level 3 in Electrical Installation, Electrotechnical Services, or equivalent qualification.
- 18th Edition IET Wiring Regulations (BS 7671) qualification is essential.
- Strong practical knowledge of electrical distribution systems, control circuits, lighting, and emergency lighting systems.
- Ability to troubleshoot complex electrical faults effectively and carry out repairs independently and safely.
- Excellent communication and interpersonal skills, with a strong customer‑focused approach.
- A thorough understanding of health & safety regulations and safe working practices related to electrical systems (e.g., Lock out tag out and safe isolation procedures).
- Proficiency in using IT systems for reporting, documentation, and potentially for building management system (BMS) interfaces.
- Valid UK Driving Licence (a company vehicle may be provided for business use).
- Test and Inspection qualification (e.g., 2391/2394/2395) is highly desirable.
