Maintenance Technician Manufactured Housing Communities

Base pay range: $45,760.00/yr - $54,080.00/yr

Base Salary: $22.00 - $26.00 per hour, depending on qualifications, education and prior experience.

Schedule:

Monday - Friday; 8am - 5pm. IPG owns and operates 151 properties across 13 states, including 111 mobile home locations with 19,000+ spaces and 40 multi-family apartment communities with nearly 7,300 units. IPG values:

Job Description Summary

We are seeking a dedicated Maintenance Technician to support operations at two manufactured housing communities:
Butte Crest (118 homes) in Eagle Point, OR and Table Rock (75 homes) in Central Point, OR
. This role involves performing technical and mechanical work to ensure buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and overall functionality.

Key Responsibilities
  • Represent Investment Property Group in a positive and professional manner at all times
  • Complete assigned work orders by diagnosing defects or problems and making repairs in accordance with policies, safety standards, and code requirements
  • Access and obtain materials, supplies, equipment, tools, and other items from the property's maintenance department; track inventory, return unused items, and notify the maintenance supervisor about re-ordering needs
  • Perform general park and facilities maintenance under minimum supervision to meet quality and productivity standards
  • Promote positive resident relations by demonstrating fair and consistent treatment during all resident interactions
  • Assist with daily property inspections of common areas to detect maintenance issues
  • Follow a preventative maintenance schedule
  • Contribute to occupancy goals and a quality living experience by performing maintenance tasks effectively
  • Assist management with developing and communicating more efficient maintenance methods
  • Participate in after-hours and emergency coverage rotation
  • Maintain knowledge and safe use of power tools and mechanical equipment
Requirements
  • 1+ years of experience as a Maintenance Technician at a manufactured or multi-family apartment community of 100+ units
  • Strong interpersonal skills to foster positive relationships with residents and team members
  • Excellent time management and problem-solving skills
  • Ability to respond to after-hours emergencies and participate in on-call rotation
  • Experience with plumbing, sewer, irrigation, and general construction
  • Knowledge of landscaping tools, techniques, and seasonal maintenance
  • Superior customer service, attention to detail, and time management
  • Dynamic self-starter who collaborates well in a fast-paced, team-oriented environment
  • Positive attitude and team player
  • Valid driver’s license
