Business Development, Client Relationship Manager
Job Description
The role of the Commercial Dealmaker is focused on the identification and attraction of new clients and is accountable for the entire leasing and development cycle up to the closure of the deal. This is achieved through marketing and leasing activities within a network of prospective Commercial, Logistics and Warehousing businesses.
The Dealmaker will be responsible for lease negotiations and the signing of new client leases in collaboration with the Legal, Development, Asset Management and Marketing teams, where relevant.
Business Development
Grow revenue by increasing the client base through:
- Optimising strategic relationships within the industry to source and secure new clients.
- Identifying new clients for new developments and the existing portfolio.
- Collaborating with Legal, Marketing, Asset Management and Development teams to ensure relevant marketing material and campaigns.
- Working with the Development team to understand development opportunities and rights.
- Ensuring alignment with Development Rights Agreements (DRA) and engaging the Investment Officer on strategic deals.
Lease Negotiations
Secure profitable client leases by:
- Negotiating lease terms and conditions with prospective clients.
- Ensuring accurate and complete client information is obtained to finalise lease agreements.
- Ensuring client vetting processes are completed.
- Working with Legal, Asset Management and Development teams to conclude lease agreements.
Strategic Relationship Management
Maintain excellent client relationships by:
- Building and maintaining relationships within the Property and Development industry.
- Developing relationships with Joint Venture partners, Local Authorities and other key business stakeholders.
- Growing an embedded broker network to attract new clients.
Database & Canvassing
- Develop and maintain a customer database.
- Utilise CRM/Matrix public databases.
- Canvass prospective clients.
- Create market awareness around the portfolio.
Reporting
- Produce deal status reports.
- Produce canvassing reports.
- Report on market activities and trends to the Head of Business Development.
Risk Management
- Ensure compliance with relevant legislation.
- Govern business processes and systems to minimise risk.
- Implement audit recommendations.
- Resolve audit findings timeously.
- Design, approve and maintain policies within the area of responsibility.
- Bachelor's Degree or any property-related qualification.
- Registered with the PPRA.
- Valid Fidelity Fund Certificate.
- PDE 4 Certificate issued by the PPRA.
- Minimum of 10 years' experience in a similar role.
- Established network within development deals.
